What we can’t put right

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • A frame that has rotted at the joint
  • Draughts through the window seals rather than the frame
  • Damp problems in the wall away from the window

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Window mastic for homes and businesses in Embo

A cold draught around a closed window often comes from the frame edge. Resealing that joint can make a room feel noticeably less draughty. Where the air is getting in through the window itself, we will say so. If you have cold air getting in at the frame edge and leaking joints at the ends of sills, we can put it right, on window sills, timber windows & doors and composite doors alike.

In and around a place like Embo, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill.

Each job carries a 12-month guarantee, large or small.

How it works

You don’t need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the job takes most of a day for a typical house, less for a few frames for a typical job. Outdoor work around Embo depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away, along with any loose debris.
  3. The surfaces are cleaned and left dry.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

Common questions in Embo

Do you cover smaller places like Embo?

Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Is window mastic in a coastal place like Embo any different?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are generally the first to need attention.

Where are you based?

We work from Crawley. We cover Embo and the rest of Highland, along with the rest of our area.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all.

Can I do it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

How do I get a quote for window mastic in Embo?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we will talk you through it.

Can new window sealant be painted?

It depends on the sealant. Some hybrid sealants can be painted; silicone can’t. Tell us if you are decorating and we will choose accordingly.

Will the old sealant be removed?

Yes, every time. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

Why act early in Embo

Working on frames from a ladder with a sealant gun isn’t easy, especially upstairs. A professional job is cut out properly, backed where needed and finished neatly, in a sealant suited to the wall. In an older home around Embo, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

What it costs depends on how much there is to do, how hard the old material is to remove and access to the work. We give a clear quote before we start, so you know where you stand.

Signs you need window mastic in Embo

Sun, frost and rain wear sealant out. UV light hardens the outside of the bead, and over the years it loses its give, cracks and comes away.

Any of these means the joints need attention:

  • Damp patches on the reveal after heavy rain
  • Rushed sealant from a window installation
  • Hard, cracked sealant around windows
  • Cracked internal joints between frame and plaster

If you look after a building such as Dornoch Academy, larger buildings have plenty of frames, and the mastic around each one ages.

Keeping the joints in good condition

How long the joints last depends on use and care. Here’s what we suggest:

  • Look round the frames every year or so
  • Do not paint over the silicone
  • Air rooms to keep condensation down around windows
  • Clean frames with a soft cloth and soapy water

Most silicone sealants won’t take paint, so mention any painting plans before work begins. There are paintable sealants for joints that need it.

Water trapped behind a failed joint can start rot in timber frames and sills. Once wood has rotted, it needs repair before it can be sealed, so early resealing is worth it.

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

Window mastic in Embo: local notes

Embo is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

For landlords with property near Golspie station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

Different surfaces, different methods

Window sills

Where a sill meets brick or render, the ends often crack first. A tight seal at each end keeps rain out of the wall.

Patio & French doors

Not every patio door leak is a mastic problem: blocked drain slots, worn brush seals and threshold details can let water in too. We look for the cause first.
