Commercial sealant in Hilton

Wet areas get anti-fungal sanitary silicone, and kitchens get a food-safe product where it’s needed. We use sealants from Arbo and Everbuild, chosen to suit each joint. We work on retail & leisure sites, student & care accommodation and welfare facilities, and common reasons people get in touch are rental bathrooms that need resealing between tenants and silicone laid over old silicone by a previous contractor.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

What sealant work cannot fix

New sealant can’t fix everything, and we’d rather say so up front. It won’t solve:

  • Certifying fire stopping or building compliance
  • Leaking pipework, valves or wastes (a plumber’s job)
  • Cracked trays or baths rather than failed joints

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before you book.

What we do, step by step

All our tools and materials come with us in the van. Once we have agreed what’s being done, we protect the area and start. Most jobs take a morning for a small washroom, and a planned programme for bigger sites. Outside jobs in Hilton need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We start by looking at the rooms and agreeing what’s needed.
  2. Working hours are agreed, including early starts or out-of-hours work where it can be arranged.
  3. Each area is protected and stripped of old sealant.
  4. Once dry, every joint is resealed and tooled.
  5. We let your team know the cure time for every area.

Getting ready for the visit

Advice

Hilton: your questions answered

Do you cover Hilton for commercial sealant?

Yes. Our work covers the whole of Scotland, and Hilton is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Will you come out to Hilton?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do I need to be at home?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Can you take on a whole building?

Yes. We will walk the site, agree the scope and the order, and give you one clear quote.

Do you work for letting agents and landlords?

Yes. A planned programme across a portfolio keeps things simple.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Which products do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice.

Is commercial work guaranteed?

Yes, with our one-year guarantee. Mild cleaning and good ventilation help it last.

Around Hilton, as everywhere, commercial sealant is only as good as the preparation behind it.

What we’re called out for in Hilton

Internal washrooms and en suites without a window rely entirely on extraction, so if the fan is weak, steam lingers and the sealant stays damp. That’s when black mould sets into the bead.

Common reasons people contact us include:

  • Shower leaks reaching the floor below
  • Whole floors of tired en suites
  • Rental bathrooms that need resealing between tenants
  • Washroom sealant that looks dirty however often it’s cleaned

For site and facilities teams at buildings such as Dornoch Academy, busy washrooms and kitchens can be resealed in phases so they stay open.

Questions to ask before booking

  • Whether you can choose the colour
  • Whether they seal over old material or remove it
  • Whether the sealant suits the joint
  • Are they insured?

10 questions to ask before you book

For landlords and businesses

We also work for property managers and facilities teams. We can quote a run of properties together, and we are fully insured.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

What affects the quote in Hilton

For a quick quote, just ask. The main things that affect it are:

  • The number of rooms or windows
  • Mould in or behind the old joints
  • The size of the job
  • Which sealant suits the joint

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first.

Helping us quote

To make quoting easier, let us know:

  • Pictures of the joints, sent by email
  • Whether it’s a home or a business
  • How many joints, rooms or windows are involved
  • Whether it has been sealed before

It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. When it suits you, drop us a line at info@mrmastic.co.uk.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
