Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Window mastic for homes and businesses in Edderton

Homes in Edderton have every kind of window: uPVC, aluminium, timber and composite, along with patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. If you have cracked or shrunken mastic around the frame and sealant in the wrong colour for the frame, we can put it right, on patio & French doors, window sills and timber windows & doors alike.

Outdoor sealant needs a dry surface, so window work around Edderton is planned around the weather. Let us know about access to every frame, including any upstairs.

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can be quoted together.

Window mastic in Edderton: local notes

Edderton is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. The west of Scotland is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain.

Rented homes near Tain station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints. In the older streets around Church of Scotland Parish Church, the joint between an old wall and a newer frame is generally the first place rain gets in.

Edderton is about 21 miles north-west of Nairn, in Highland. From the centre of Edderton to the outskirts, we cover window mastic for every kind of property, from flats and houses to offices and hotels. 253 places in Highland are on our list.

All of IV19 is within our area for window mastic, from the main roads to the quietest streets. Other places close to Edderton include Whiteface (3 miles north), Spinningdale (4 miles north-west), Tain (5 miles east), Camore (5 miles north-east) and Dornoch (6 miles north-east). If you are somewhere remote, the job takes a little more planning, so mention it when you ask for a quote.

What happens if it’s left?

A quick bead over the top of old mastic looks like an easy fix, but it will not grip old, dirty sealant. It soon lifts and the leak carries on behind it. Proper resealing starts with removing the old joint. In a place like Edderton, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

What affects the cost of window mastic

There’s no set price list, because no two jobs are the same. The quote depends on:

  • Whether the work is at height
  • Which sealant suits the joint
  • When we can work, for business premises
  • Whether old sealant or filler has to be cut out

Combining jobs into one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear price for the lot.

What we need to know

When you contact us, these details help:

  • How many joints, rooms or windows are involved
  • The problem you’ve noticed
  • If someone has resealed it before
  • Pictures of the joints, sent by email

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Yes, in most cases. Mention the frame colour when you ask for a quote and we will use the nearest match.

What we do, step by step

A visit follows a simple pattern: we check the joints, protect the area around them, do the work and tidy away. Most jobs take a few hours for a handful of frames, longer for a whole house. Somewhere like Edderton may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Preparing for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Where the joints are inside, avoid wetting them before we arrive
  • Clear the area around the work

Related advice

Different surfaces, different methods

Window sills

The end joints of a sill tend to fail before the rest. A tight seal at each end keeps rain out of the wall.

Patio & French doors

The joints around patio doors run a long way, top, sides and threshold. The threshold and the bottom corners take the most water, so they get particular care.

Aftercare tips

Simple care keeps the joints in good condition. We recommend:

  • Don’t aim a pressure washer at the joints
  • Paint up to the joint, not over it
  • Avoid harsh chemicals near the mastic
  • Ventilate rooms so frames do not stay wet inside

Have a look at the joints once a year, ideally after winter. Cracks and lifting edges are easy to spot early.

Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. Resealing closes it.
