External mastic in Edderton

Different surfaces, different methods

Concrete and blockwork

The face of concrete or block is often dusty, so preparation is key. We prime where the sealant needs it.

Render joints

Render has movement joints and stop beads that need sealing. We reseal them with a flexible exterior sealant that suits the render colour.

External mastic in Edderton

Getting the depth right is half the job. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, so it bonds to the two sides only and can stretch. If you have old sealant gone brittle and cracked and damp patches traced to an open external joint, we can put it right, whatever the surface.

External sealant needs dry surfaces, so outdoor work around Edderton is planned around the weather. Tell us how to reach each wall, gutter and roofline.

There’s a 12-month guarantee on every job, large or small.

Do you need external mastic in Edderton?

Some movement joints have been pointed up with mortar, often by someone who didn’t know what it was for. The joint can’t move, so the wall cracks somewhere else instead.

Most people get in touch when they notice one of these:

  • Weathered mastic that no longer stretches
  • Cracked joints where brick meets render or frames
  • Sealant that has lost its bond to the brick or render
  • Damp patches traced to an open external joint

In the older streets around Church of Scotland Parish Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.

Questions from Edderton

Do you cover smaller places like Edderton?

Yes. Edderton is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Tain station. Can you help?

Yes. We work for landlords and letting agents as well as homeowners. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

Can you do several jobs on one visit?

Yes. More than one area can be quoted together.

Is it OK to fill a movement joint with cement?

No. Rigid materials cannot move with the wall. Where a joint has been mortared, it can often be raked out and sealed properly.

Is there a guarantee?

Yes. Every job comes with our one-year guarantee.

What is backing rod for?

Backing rod goes into deeper joints as a matter of course. It sets the sealant depth and prevents three-sided bonding so the bead can stretch.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Are you an approved applicator?

Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Work for landlords, hotels and businesses

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will give you a quote.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

What sealant work cannot fix

A few problems are outside what sealant work can do:

  • Rising or penetrating damp from elsewhere in the wall
  • Failed render or damaged cladding panels
  • Structural movement, which needs a surveyor or engineer

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Surfaces we seal

  • Concrete & block
  • Joints between brick and frames
  • Render & cladding joints
  • Copings & trims
  • Façade panels
  • Brickwork movement joints

What affects the cost of external mastic

Call for a quick quote. The main things that affect it are:

  • Any working-time requirements on site
  • The old material and how stubborn it is
  • Mould in or behind the old joints
  • The type of sealant required

What it costs depends on how much there is to do, how much old material has to come out and access to the work. We give a clear quote before we start, so you know where you stand.

Helping us quote

To make quoting easier, please include:

  • The problem you’ve noticed
  • Any access issues, like height or stairs
  • Roughly how big the job is
  • Photos by email, if that is easy

There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.

Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Ask before painting over external sealant
  • Keep soil, plants and ivy away from the joints
  • Wash walls gently around the sealant
  • Walk round the building once a year and look at the joints

If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They should be kept open and resealed, not filled.

Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.

Walls and rooflines in Edderton

Edderton is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Edderton is in the west of Scotland, which is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain.

Letting a property close to Tain station? Then outside joints that have cracked can let damp into a rental, so check them between lets.

How the visit works

All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. It normally takes a few hours to a few days, depending on the length of joint and the access. Outdoor work around Edderton depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. Old sealant and any debris are cut and raked out.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Preparing for the visit

  • Let us know if you’ve seen damp or leaks
  • Tell us about access, such as stairs, a lift or high-level joints
  • Keep children and pets away from the work area
