External mastic in Spinningdale, done properly

On houses, flats and commercial buildings across Spinningdale, we reseal joints in brickwork, render, cladding and façade panels. The preparation is the same whatever the wall: clean, sound faces and a controlled depth. Common call-outs are for leaking joints around cladding and façade panels and gaps where render, brick and frames meet, on brickwork movement joints, joints between brick and frames and façade panels.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

Our work is backed for twelve months.

DIY sealant or a professional job?

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Do not let climbing plants root in the sealant
  • Keep movement joints as flexible joints, not mortar
  • Tell anyone working on the walls about the movement joints
  • Check the sealant is paintable before painting near it

Only paint over the joint if we’ve confirmed the sealant can take paint. Paint can crack on a flexible joint, and paint can crack as the joint moves.

Leave a failed movement joint and water keeps getting into the wall. Over time it can mean damp inside, stained render or frost-damaged brick, all bigger jobs than a reseal.

Spinningdale questions

Does living near the coast affect external mastic in Spinningdale?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are usually the first to need attention.

I let a flat near Ardgay station. Can you help?

Yes, we work for letting agents and landlords. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.

Do I need to be at home?

That depends on where the joints are. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.

Can you reach joints on upper floors?

It depends on the building. Where joints can be reached safely, we will do them. Tell us about the building and we will confirm what access is needed.

Where are you based?

Mr Mastic is based in Crawley. We cover Spinningdale and the rest of Highland, along with the rest of our area.

Are you an approved applicator?

Yes. We’re an ARBOMaster approved applicator.

Will you leave a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

Is it worth trying it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Different surfaces, different methods

Concrete and blockwork

Big joints in concrete need careful depth control. We size the backing rod to the gap so the sealant isn’t too deep.

Brickwork movement joints

Brick moves with heat and moisture, and grows a little over time. That movement goes into the joint, so its sealant has to stay flexible.

Landlords, agents and businesses in Spinningdale

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will give you a quote.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

Walls and rooflines in Spinningdale

Spinningdale is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. The west of Scotland is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out.

In and around Spinningdale, as anywhere, good external mastic starts with a clean, dry, properly prepared joint. For landlords with property near Ardgay station, split movement joints are easy to miss on a rental until damp shows inside.

Spinningdale is about 25 miles north-west of Nairn, in Highland. Spinningdale gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. We cover 253 towns and villages across Highland.

How it works

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours for a handful of joints, longer for a whole elevation and we leave things clean and tidy. Outdoor work around Spinningdale depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Preparing for the visit

  • Mention any sign-in or site rules at work premises
  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention if the joints have been sealed before

Advice

What happens if it’s left?

A properly done movement joint is an even line in a colour that suits the wall. A rushed bead with no backing looks untidy and does not last. In an older home around Spinningdale, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

The cost depends on how much there is to do, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts.

What sealant work cannot fix

In fairness, some problems need a different trade:

  • Damp that isn’t coming from the joint
  • Subsidence or other structural problems
  • Loose or hollow render, which needs re-rendering

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.
