What affects the cost of sand mastic
Jobs vary more than people expect. The main factors:
- Whether the work is at height
- The type of sealant required
- The number of rooms or windows
- Working hours on commercial sites
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.
Helping us quote
When you call or email, it’s useful to know:
- If someone has resealed it before
- Whether it’s a home or a business
- Access, such as stairs, a lift or height
- The problem you’ve noticed
Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we will explain what’s involved.
About our sand mastic in Avoch
Sand mastic has long been used to fill the joint between timber frames and masonry. It’s made from sand and a linseed-oil-based binder, applied by hand. On period homes, it looks right where silicone wouldn’t. Common call-outs are for mastic that needs renewing before redecorating and modern sealant on a period surround, across brick reveals, stone surrounds and period & listed homes.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
Big or small, it’s backed by our 12-month guarantee.

Leave it or put it right?
New mastic over crumbling mastic won’t hold. Raking out and preparing the joint gives it a sound base so the new mastic stays put. Around Avoch, water from a failed joint in an older stone home can soak into timber and plaster.
The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first and agree the price before starting.

Avoch questions
Is sand mastic in a coastal place like Avoch any different?
Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are generally the first to need attention.
Will you come out to Avoch?
Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Does someone need to be in?
If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.
Is there any odour?
There can be a smell while the sealant cures. Ventilation helps.
Can I paint the new mastic?
It’s traditionally left unpainted, as guidance on traditional windows advises. Ask us before decorating.
How do I get a quote for sand mastic in Avoch?
We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
How long does sand mastic take to harden?
It takes a while. It skins first and hardens fully later and we’ll give you an idea for your job.
I rent my home. Can I book you?
We can work for tenants, landlords or agents. Get your landlord’s agreement first.
What happens on the day
When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours per window, depending on the condition of the joints. Outside jobs in Avoch need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- Each surround is checked first.
- The joint is raked out and cleaned.
- We fill deep gaps so the new mastic is not too thick.
- We point the joint with sand mastic by hand.
- We finish the mastic to a tidy line.
Getting ready for the visit

- Keep children and pets away from the work area
- Tell us if parking is tricky

Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Avoch homes and the weather
Avoch is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
Around Avoch, as everywhere, sand mastic is only as good as the preparation behind it. For jobs in and around Avoch, choosing the right material for each joint is as important as a tidy finish.

Looking after it afterwards
Simple care keeps the joints in good condition. Our advice:
- Keep modern sealant off the mastic
- Ask a joiner to look at soft timber first
- Leave the new mastic unpainted
- Go gently near the mastic when preparing windows
When preparing windows for paint, take care around the mastic. It can be damaged by heavy scraping.
Small cracks are a sign the mastic is ageing. It’s easier to renew it before it drops out.
