Bathroom resealing in Ardersier, done properly
Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. If you have smears of silicone across the tiles and black spots spreading through the bead, we can put it right, on basins & vanity units, wet rooms and shower trays & enclosures alike.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.
Whatever the size of the job, you get the same one-year guarantee in Ardersier and across Highland.

Aftercare tips
A little care helps the new joints last. Our advice:
- Dry the bead with a towel now and then
- Avoid abrasive pads on the sealant
- Don’t let bottles sit on the bead
- Wipe up water along the back of the worktop
Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
Surface by surface
Baths
Acrylic baths flex the most, and even steel and cast iron baths settle slightly when full. Filling the bath first allows for that movement.
Wet rooms
In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.
What affects the quote in Ardersier
You’ll get a clear quote before work begins. It’s based on:
- Mould in or behind the old joints
- The number of rooms or windows
- How much old sealant there is and how hard it is to remove
- The number and length of the joints
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
Helping us quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- Access, such as stairs, a lift or height
- What’s wrong with the joints now
- Whether it’s a home or a business
- Whether it has been sealed before
Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we will talk you through the work and send you a clear quote.

DIY sealant or a professional job?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.
FAQs for Ardersier
Will you come out to Ardersier?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Can you do bathroom resealing in Ardersier?
Yes, Ardersier is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.
How long will the resealing take?
It depends on how many joints there are and how much old sealant has to come out. For most single baths or showers, allow a couple of hours.
Can you work on commercial sites?
Yes. We’ve worked for hotels, offices and other businesses, and we’re fully insured.
Is it messy?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
What does bathroom resealing cost?
It depends on the job, so we quote each one individually. To get one, send an email to info@mrmastic.co.uk and tell us what needs doing and where.
Can mouldy silicone be sorted out?
Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
Is it OK to put new sealant on top of the old bead?
No. Fresh silicone can’t stick to the old bead, so it lifts and traps water and mould underneath. All the old sealant comes out first.
What happens if it’s left?
Bleach and mould sprays may lighten black marks for a while, but where mould is inside the silicone it generally comes back. The lasting answer is to remove the bead and start again. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
The cost reflects the work involved, not a rough estimate. That is why we ask about the job first.

- Fully insured
- Homes, businesses and hotels
- Anti-fungal silicone where joints get wet

The process
When we arrive, we start by going over the job with you, so you know exactly what we’re doing. Surfaces next to the work are protected before any work starts. The work normally takes a morning or an afternoon for most single baths and showers. Outdoor work around Ardersier depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We cover the area around the joints we are working on.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Preparing for the visit
- Tell us about any water getting in
- Keep pets and children clear of the area while we work
- Tell us about access, such as stairs, a lift or high-level joints

Advice
Ardersier homes and their sealant
Ardersier is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Rented homes near Inverness Airport station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. In and around Ardersier, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.
