Bathroom & kitchen resealing in Balloch, Highland
Bathroom resealing across Balloch and nearby, with every bit of old sealant taken out first.
- Leaking joints on a shower screen
- Black mould in the silicone that won’t clean off
- Water getting behind the kitchen upstand
How we handle bathroom resealing in Balloch
A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. We work on wet rooms, shower trays & enclosures and kitchen worktops & upstands, and the jobs we see most are a messy, uneven bead from a previous reseal and cracked, shrunken or lifting silicone.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
Whatever the size of the job, it’s backed by our one-year guarantee in Balloch and across Highland.

Your questions about bathroom resealing in Balloch
I let a flat near Inverness Airport station. Can you help?
Yes. We work for landlords and letting agents as well as homeowners. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Can you do bathroom resealing in Balloch?
Yes, Balloch is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.
Do I need to be at home?
We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.
Where do you work from?
We work from Crawley. Our applicators cover Balloch.
Should I try DIY first?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
Do you hold any approvals?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Will it make a mess?
We keep the work tidy. Nearby surfaces are protected.
Can I choose the colour of the sealant?
We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.

What we can’t put right
To be straight with you, there are a few things sealant will not fix:
- Movement from a bath with loose feet or no proper support
- A leaking waste, trap or valve
- Cracks in the tray itself rather than the joint
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.
What we seal
- Sinks & splashbacks
- Shower trays & enclosures
- Kitchen worktops & upstands
- Wet rooms
- Baths
- Basins & vanity units
How we quote for bathroom resealing
The price is agreed before any work begins. It’s based on:
- Any mould that needs treating
- The old material and how stubborn it is
- How easy the joints are to reach
- How many rooms, windows or areas are involved
Doing several joints on one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear price for the lot.
Helping us quote
Photos help, but a description is a good start. Try to tell us:
- The rough size of the job
- Any previous sealing or DIY work
- Where the job is, and your postcode
- A few photos by email, if you can
It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll explain how we’d tackle it. Whenever you are ready, drop us a line at info@mrmastic.co.uk.
How it works
Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes two to three hours for a typical bath, depending on how much old sealant there is, depending on the amount of work. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, generally around 24 hours.
Preparing for the visit
- Let us know about stairs, lifts or work at height
- Let us know if you’ve seen damp or leaks
- Keep children and pets away from the work area
How to get a quote
Asking for a quote is easy: let us know the job and the location, and roughly how big it is. A few pictures by email make the job easier to understand, and we’ll take it from there.
Advice
Can I do it myself?
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
How to look after the new joints
Good habits help new joints last longer. A few tips:
- Clean with a mild bathroom cleaner and a soft cloth
- Don’t let bottles sit on the bead
- Wipe the sealant dry after showering
- Keep scourers and sharp tools away from the bead
Give the silicone time to cure before it gets wet, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.
Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.
Why act early in Balloch
Sorting it now is quick: it takes two to three hours for a typical bath, depending on how much old sealant there is. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Around Balloch, water from a failed joint in an older stone home can soak into timber and plaster.
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Bathroom resealing in Balloch: local notes
Balloch is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Rented homes near Inverness Airport station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Homes close to Barn Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Common problems we fix in Balloch
A bath shifts a little every time it’s filled and emptied. An acrylic bath flexes under load, and a tray that is not fully bedded can rock. Over time the joint tears or pulls away from the tile.
Most people get in touch after spotting something like this:
- Splits where the tray meets the wall
- Mouldy sealant that has gone black
- Leaking joints on a shower screen
- A bead that has pulled away from the tiles
For site and facilities teams at buildings such as Culloden Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
What to look for in a quote
- What product goes in the joint
- What preparation is included
- Whether they seal over old material or remove it
- Are they insured?
