About our glazing silicone in Ardersier
Glazing silicone is a maintenance item. Sun, rain and movement wear it down, and once it cracks, water follows. Renewing it keeps glazing joints doing their job. We work on conservatory frames, glass balustrade bases and shower screens, and people most often call us about drips on the inside of a conservatory window and shower screens leaking along the wall or tray.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.
A 12-month guarantee comes as standard.

The process
When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours for most jobs. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We find where water is getting in and check whether it’s a sealant joint.
- We cut out the failed silicone, taking care of the glass and frame.
- Surfaces are cleaned with a solvent suited to glass and the frame.
- Glazing silicone suited to the joint is applied and tooled.
- We check the joints and, where safe, run water over them.
Preparing for the visit
- For indoor joints, keep the area dry beforehand if you can
- Let us know about parking restrictions
- Let us know about earlier repairs to the joints

Advice
DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
What glazing silicone looks like in Ardersier
Ardersier is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on glazing joints and frame seals, especially on the side facing the sea. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
In and around Ardersier, as anywhere, good glazing silicone starts with a clean, dry, properly prepared joint. For landlords with property near Inverness Airport station, a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.

What else we do in Ardersier
Looking after it afterwards
To keep the joints looking good and working properly:
- Wipe the screen down after showering
- Look over the glazing joints once a year
- Ventilate the conservatory to cut condensation
- Avoid strong solvents on or near the sealant
On shower screens, wipe or squeegee after use and keep the room ventilated. That slows mould growth on the bead.
Cracked glazing silicone means the joint has failed. Renewing it early keeps it simple, compared with repairing damaged frames or plaster.
When something else is needed
A few problems are outside what sealant work can do:
- Water coming through the roof rather than a sealant joint
- Frames that have decayed or split
- Condensation trapped between two panes
If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Quotes for glazing silicone in Ardersier
Jobs vary more than people expect. The main factors:
- The size of the job
- How easy the joints are to reach
- Any working-time requirements on site
- The old material and how stubborn it is

What to tell us for a quote
There’s no need for technical detail. Just tell us:
- How we’d reach the joints
- If it’s domestic, commercial or a hotel
- Where the job is, and your postcode
- What’s wrong with the joints now
There’s no standard price list. Instead, your job gets its own clear quote. To arrange one, send an email to info@mrmastic.co.uk.
For landlords and businesses
Letting agents and landlords in Ardersier can book us as well as homeowners. Resealing between tenancies keeps a property looking cared for before the next move-in.
If you manage several properties in or around Ardersier, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs, and photos by email help.
Different surfaces, different methods
Rooflights
A rooflight faces rain and sun from above. The sealant around the glass and frame wears faster than most.
Shower screens
Black or peeling silicone on a screen lets water out. Cutting it out and resealing fixes it.
Questions from Ardersier
Does living near the coast affect glazing silicone in Ardersier?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
I let a flat near Inverness Airport station. Can you help?
Yes, we work for landlords and agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.
How long will you be here?
A typical job takes a few hours for most jobs, including the preparation. Your quote will say how long we expect yours to take.
Can you do several jobs on one visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
Do you offer different sealant colours?
We help you choose a colour that suits, from white and clear to greys and other shades. The choice depends on the product the joint needs.
Do you do commercial work?
Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.
Why not top up the existing silicone?
It doesn’t last. Fresh silicone will not bond to cured silicone, so we remove the old sealant and clean the joint.
Do I have to be there?
We need access to the joints, so we will agree that with you when we book. Indoors, that normally means someone at home.
