Bathroom resealing for homes and businesses in Muir of Ord
It isn’t only bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on kitchen worktops & upstands, baths and sinks & splashbacks, and people most often call us about lumpy, uneven sealant from a DIY attempt and a reseal done over the top of the old bead.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.
Every job comes with our 12-month guarantee, wherever you are in Highland.

What happens if it’s left?
The difference in a professional reseal is mostly what you do not see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Muir of Ord questions
Do you cover Muir of Ord for bathroom resealing?
Yes. Our work covers the whole of Scotland, and Muir of Ord is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.
Do you work for landlords with property near Muir of Ord station?
Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.
Do you have insurance?
Yes. Mr Mastic is fully insured.
Can mouldy silicone be sorted out?
Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.
Will you leave a mess?
Not at all. The area is protected while we work and cleaned up afterwards.
Do you take out the old sealant first?
Yes, every time. New sealant will not bond properly to old, so any old material comes out before anything new goes in.
How do I get a quote for bathroom resealing in Muir of Ord?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we’ll talk you through it.
What do you need from me for a quote?
Let us know what needs doing and where. If we need more, we’ll ask.
What bathroom resealing looks like in Muir of Ord
In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Rented homes near Muir of Ord station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Homes close to Gilchrist include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

For landlords and businesses
Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll quote.
The process
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a couple of hours for a single bath or shower and we leave things clean and tidy. Outdoor work around Muir of Ord depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We cover the area around the joints we’re working on.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
How to prepare
- Mention any sign-in or site rules at work premises
- Plan for the work area to be out of bounds to pets and children
- Let us know about parking restrictions

DIY sealant or a professional job?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.
Aftercare tips
A little care helps the new joints last. We recommend:
- Dry the bead with a towel now and then
- Keep the fan on for a while after bathing
- Let new sealant cure fully before it gets wet
- Keep bottles off the sealant line
Do not stand bottles along the bead, as they hold water against it. A quick squeegee after showering helps the joint dry.
Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.
