How we handle sand mastic in Muir of Ord

Old sand mastic cracks, crumbles and falls out over time and gaps open up round the frame. We rake it out and renew it and tidies the surround. We’re often asked to deal with old sand mastic that has cracked, crumbled or fallen out and mastic round period door frames that has failed, across sash and case windows, brick reveals and period & listed homes.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Surface by surface

Tenement and terrace windows

Rows of sash windows on tenements and terraces often need renewing together. We work on single windows or whole elevations.

Period and listed homes

Many older homes were built with sand mastic round the windows. If your home is listed, ask your local planning authority about consent.

Housing providers, facilities teams and property managers book us too. Several sites can go on one quote, and we are fully insured.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Your questions about sand mastic in Muir of Ord

Do you cover Muir of Ord for sand mastic?

Yes. We work across all of Scotland, and Muir of Ord is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing.

Is Muir of Ord within the area you cover?

Yes, Muir of Ord is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you take out the old sealant first?

Yes, every time. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

Can you seal over the old sealant?

No. The old sealant always comes out first, so the new joint bonds to clean surfaces.

What do you need from me for a quote?

The location, the problem and the rough size of the job. If you can, email a few pictures.

Should I use sand mastic or silicone?

We’ll help you decide. Period homes often look best with sand mastic and newer frames suit modern sealant.

Does someone need to be in?

We need access to the joints, so we will agree that with you when we book. Indoors, that generally means someone at home.

How long does sand mastic take to go off?

It skins over fairly quickly but takes longer to harden fully. We will explain what to expect before we leave.

The process

Most of a good job is in the preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it normally takes a few hours per window, depending on the condition of the joints. Outside jobs in Muir of Ord need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We check the window surrounds and agree which joints need renewing.
  2. Old, loose mastic is raked out and the joint cleaned.
  3. Deep voids are packed so the mastic is the right thickness.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. The mastic is finished to sit tidily against the stone or brick.

How to prepare

  • Mention any tricky access
  • Clear items away from the joints we’re working on
  • Let us know about parking restrictions

Aftercare tips

Good habits help new joints last longer. A few tips:

  • Find out about consent before window work on a listed home
  • Avoid patching sand mastic with silicone
  • Ask a joiner to look at soft timber first
  • Go gently near the mastic when preparing windows

Do not touch or press the mastic while it hardens. It skins over quickly, but takes longer to harden fully.

An open joint round the box lets weather through. Left, the gap tends to get bigger.

Why act early in Muir of Ord

Silicone might seem the quicker option, but on period stone or brick it often looks out of place. Sand mastic is the traditional material and blends with the stone or brick. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

Frames and glazing around Muir of Ord

Muir of Ord is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for the mastic around older windows and doors to keep out. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

In the older streets around Gilchrist, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. If you let a flat or house near Muir of Ord station, cracked sand mastic around sash windows lets in the draughts tenants complain about.

What affects the cost of sand mastic

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Which sealant suits the joint
  • Working hours on commercial sites
  • Whether there’s mould to deal with
  • The size of the job

What you pay reflects the work, not a rough estimate. That is why we ask about the job first.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • Photos by email, if that is easy
  • How many joints, rooms or windows are involved
  • The address or postcode of the job
  • What the problem is, such as mould, gaps, leaks or cracking
