Sand Mastic in Windhill
Problem with your window and door surrounds in Windhill? We cut out the old, prepare the joints and apply the right sealant, and the work is guaranteed for a year.
- Old cement repairs round a window that have failed
- Weathered mastic on the most exposed windows
- Mastic dropping out of the joint
How we handle sand mastic in Windhill
We renew sand mastic around sash windows and doors set in stone or brick. The old mastic is raked out, and new mastic is applied and shaped by hand. We are often asked to deal with a silicone bead on a sash window that spoils the look and mastic that needs renewing before redecorating, across sash and case windows, period & listed homes and brick reveals.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Different surfaces, different methods
Brick reveals
An open joint at a brick reveal lets weather in. New mastic seals the gap.
Timber door frames
Sand mastic is used round timber door frames too. We renew it the same way as on windows.

What we’re called out for in Windhill
Timber swells and shrinks with the weather. The movement cracks the mastic little by little.
Signs it’s time to call us include:
- Wind and rain getting in round a sash window
- Old cement repairs round a window that have failed
- Window mastic to renew ahead of painting
- Mastic worn away on windows facing the weather
For landlords with property near Muir of Ord station, older sash windows in a rental need their mastic kept sound to keep the weather out.

What happens if it’s left?
A silicone bead can be quicker, but on period stone or brick it often looks out of place. Sand mastic is the traditional material and finishes neatly against the masonry. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Sand mastic in Windhill: local notes
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
In the older streets around Gilchrist, the joint between an old wall and a newer frame is normally the first place rain gets in.

Keeping the joints in good condition
Looking after new joints is easy, and it makes a real difference:
- Ask a joiner to look at soft timber first
- Leave the new mastic unpainted
- Sort the mastic before the decorators arrive
- Ask the planning authority about consent for listed or conservation-area homes
Make sure water drains away from the window surround. Water sitting against the mastic shortens its life.
Good mastic helps keep the frame dry. Once it fails, water can sit against the timber and timber that stays wet can rot.

Advice
Windhill questions
Do you cover smaller places like Windhill?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
I let a flat near Muir of Ord station. Can you help?
Yes. We work for letting agents and landlords as well as homeowners, and several properties can go on one quote. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.
Do the sealants smell?
It depends on the product. Some products have a noticeable smell, others very little.
How long will you be here?
A typical job takes a few hours for a single window, longer for several, including preparation and clearing up. Your quote will say how long we expect yours to take.
How much does sand mastic cost in Windhill?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.
Is the work guaranteed?
Our 12-month guarantee applies on every job.
Can I add another job to the visit?
Yes. Several rooms, windows or areas can go on one quote.
Do I need to be at home?
We need access to the joints, so we’ll agree that with you when we book. Indoors, that normally means someone at home.
DIY sealant or a professional job?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
For landlords and businesses
We also work for property managers and facilities teams. We can quote a run of properties together, and we’re fully insured for the work.
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
