About bathroom resealing in IV4
We fill the bath before sealing it. The weight settles the bath to its lowest point, so the bead isn’t stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. Typical jobs include black spots spreading through the bead and leaks into the floor or ceiling below, across kitchen worktops & upstands, shower trays & enclosures and basins & vanity units.
Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take around two hours for one bath or shower, longer for a whole bathroom.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, generally around 24 hours.

Around Beauly
Locally, jobs take us to homes and businesses close to Beauly and the streets around them. For rail, the closest station is Beauly station, about 0.5 miles south-west of the centre. A little further out are Lovat Castle (0.8 miles east). Green spaces nearby include Loch nam Bonnach.
Bathrooms and kitchens across IV4
IV4 has homes of every age, old and new, and in places like Beauly, Kiltarlity and Cannich there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
Scotland has its own building regulations, and homes here bring their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including IV4.
Beauly: Letting a property close to Beauly station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Around Beauly, as everywhere, bathroom resealing is only as good as the preparation behind it.
How we quote for bathroom resealing
Jobs vary more than people expect. What affects the quote:
- How much there is to do
- Whether old sealant or filler has to be cut out
- The type of sealant required
- When we can work, for business premises
Doing several joints on one visit generally makes better use of the time than several visits. You will get one clear quote for the whole job.
What we need to know
What to tell us when you ask for a quote:
- If it’s domestic, commercial or a hotel
- The problem you’ve noticed
- How we’d reach the joints
- How many joints, rooms or windows are involved
Call for a quick quote, or email us if that is easier. Tell us about the joints that need doing and we will talk you through the work and give you a clear price.
Why act early?
Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, turning a small job into a building repair.

- What insurance they hold
- Whether you can choose the colour
Keeping the joints in good condition
Joint life depends on how it’s used and looked after. We suggest:
- Wipe the sealant dry after showering
- Wipe up water along the back of the worktop
- Keep the fan on for a while after bathing
- Move toiletries away from the joint
Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.
For landlords and businesses
Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will quote.
Should I try it myself first?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Common questions in IV4
Do the sealants smell?
That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.
Do you reseal kitchen worktops and sinks too?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.
My sealant has gone black. Can you sort it?
Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.
Is the work guaranteed?
Yes, for 12 months. Good ventilation and gentle cleaning help it last.
Is it messy?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
Is it OK to put new sealant on top of the old bead?
No. New silicone won’t bond to old silicone, so it peels away and hides mould and water. We always take the old sealant out completely.
Does someone need to be in?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
