Bathroom resealing for homes and businesses in Maryburgh
Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. Typical jobs include sealant that has split, shrunk or peeled away and two layers of silicone, both failing, on wet rooms, basins & vanity units and kitchen worktops & upstands.
Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.
Your job is guaranteed for a year, as with all our work.

What else we do in Maryburgh
Maryburgh: your questions answered
Do you work for landlords with property near Conon Bridge station?
Yes, landlords and agents are among the people we work for. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Will you come out to Maryburgh?
Yes, Maryburgh is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is white the only colour available?
White and clear are the most common choices, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.
Is there any odour?
That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.
Should I try DIY first?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.
Can you reseal around my kitchen sink and worktop?
Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.
Can you do several jobs on one visit?
Of course. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.
Maryburgh homes and their sealant
Maryburgh is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Schools such as Dingwall Academy are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.
Maryburgh is about 11 miles north-west of Inverness, in Highland. Jobs in Maryburgh get the same care as everywhere else we work: old sealant removed completely, careful preparation and a 12-month guarantee. Our Highland coverage runs to 253 places, Maryburgh among them.
Postcode districts we cover here for bathroom resealing: IV7. We cover properties on Seaforth Place, Muirden Road and Rosshill Drive. Neighbouring places we cover for bathroom resealing include Conon Bridge (1 mile south-east), Dingwall (2 miles north), Easter Kinkell (2 miles east), Blairninich (3 miles north-west) and Muir of Ord (4 miles south). Within a short drive, we also cover Inverness (11 miles south-east), Cradlehall (13 miles south-east), Merkinch (10 miles south-east), Hilton (12 miles south-east), Alness (11 miles north-east) and Invergordon (13 miles north-east). If you’re somewhere remote, a little more planning is needed, so let us know when you get in touch.
What’s near Maryburgh
Around Maryburgh, our work takes us to homes and buildings near Conon Hotel. The nearest railway station is Conon Bridge station, about 0.8 miles south. A little further out are Dingwall Castle (1.8 miles north-east) and Ross Memorial Hospital (1.7 miles north-east). Not far away are Tollie Red Kites RSPB Reserve and Loch Ussie.
How it works
There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a couple of hours for a single bath or shower. Somewhere like Maryburgh may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.
Getting ready for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Mention any leaks or damp you’ve noticed
- Mention any tricky access

Can I do it myself?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Work for landlords, hotels and businesses
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll give you a quote.
We work for letting agents and landlords as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order.
Aftercare tips
Once the sealant has cured, a few habits help it last:
- Keep the fan on for a while after bathing
- Wipe up water along the back of the worktop
- Check the joints every few months for splits or lifting
- Wipe the sealant dry after showering
Don’t stand bottles along the bead, as they hold water against it. A quick squeegee after showering helps the joint dry.
Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.
Different surfaces, different methods
Sinks & splashbacks
Where a splashback meets the worktop, there’s a joint that catches every splash. We renew it in clear, white or a matched colour.
Shower trays & enclosures
There are generally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.
When to call us in Maryburgh
Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.
The most common problems we see are:
- Smears of silicone across the tiles
- Black mould in the silicone that won’t clean off
- Two layers of silicone, both failing
- Water getting behind the bath panel
Letting a property close to Conon Bridge station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
