Sand mastic in Slackbuie

Sand mastic in Slackbuie

Our applicators renew the sand mastic around sash and case windows and doors set in stone or brick. The old mastic is raked out, and new mastic is applied and shaped by hand. We work on brick reveals, sash and case windows and timber door frames, and common reasons people get in touch are gaps round a timber door in stone or brick and gaps where the frame meets the masonry.

In and around a place like Slackbuie, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Why deal with it now?

New mastic over crumbling mastic will not hold. We remove the loose material first so the new work lasts. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk.

What happens on the day

Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it normally takes a few hours per window, depending on the condition of the joints. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We check each window surround and the condition of the joint.
  2. We rake out the old mastic and clean the joint.
  3. We fill deep gaps so the new mastic is not too thick.
  4. We point the joint with sand mastic by hand.
  5. The finish is dressed neatly.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • Where the joints are inside, avoid wetting them before we arrive
  • On commercial sites, let us know about site rules

Advice

Keeping the joints in good condition

So the new joints stay in good condition:

  • Get any rot dealt with first
  • Don’t run silicone over sand mastic
  • Take care around the mastic when scraping paint
  • Ask us before painting near the mastic

Don’t touch or press the mastic while it hardens. It forms a skin fairly soon, but takes longer to harden fully.

Once mastic starts to crumble, rain gets in. It can soak into the frame and the surrounding masonry so early renewal protects both.

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Sand mastic in Slackbuie: local notes

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. The west of Scotland is wetter than the east, which means the mastic around older windows and doors has to cope with a lot of rain.

Quotes for sand mastic in Slackbuie

The price is agreed before any work begins. It takes into account:

  • How many rooms, windows or areas are involved
  • Any working-time requirements on site
  • Whether the work is at height
  • The product the joint needs

The cost depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

What we need to know

Before you ask for a quote, have a think about:

  • If it’s domestic, commercial or a hotel
  • The rough size of the job
  • Any previous sealing or DIY work
  • What’s wrong with the joints now

We don’t publish a price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, email us at info@mrmastic.co.uk.

Do you need sand mastic in Slackbuie?

Shallow joints are a common cause. A thin layer doesn’t hold well so we make sure the new mastic is the right thickness.

The most common problems we see are:

  • Wind and rain getting in round a sash window
  • Failed mastic on an exposed elevation
  • Tired mastic found when preparing windows for paint
  • Gaps where the frame meets the masonry

If you let a flat or house near Inverness station, older sash windows in a rental need their mastic kept sound to keep the weather out.

What your quote should include

  • Whether all the old sealant comes out first
  • How the surfaces are prepared before sealing
  • Whether you can choose the colour
  • How long the guarantee is
