Remedial Sealant in Reraig
Our applicators work in Reraig on removing failed, mouldy or leaking sealant and putting it right. Old sealant removed completely, joints prepared properly.
- Beads that never stuck properly
- Leaks that keep coming back after resealing
- Sealant applied over old sealant that has lifted
Why it’s worth doing now in Reraig
Leaks that are left keep doing damage out of sight: wet floors, stained ceilings and swollen worktops. Dealing with the joint now is a small job by comparison. In an older home around Reraig, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk.

About our remedial sealant in Reraig
Decorators’ caulk in a shower, bathroom silicone on a window, a rigid filler in a movement joint won’t last, however tidy it looks. We take it out and use a sealant made for that joint. Common call-outs are for repeat leaks from the same joint and dark patches showing through the sealant, across botched or over-sealed joints, expansion joints and failed movement joints.
A bathroom in a place like Reraig gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
All of our work is guaranteed for twelve months, in Reraig and everywhere else we cover.

DIY versus a professional finish
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Aftercare tips
So the new joints stay in good condition:
- Never seal over old silicone
- Look for stains below bathrooms now and then
- Keep the room well ventilated
- Keep movement joints clear of mortar and paint
If we’ve found a cause, such as a loose tray or a leaking waste, get it fixed, because the new sealant cannot hold back a problem underneath.
Leaks through failed sealant grow over time. Each use pushes more water behind the bead, into whatever is behind or below. Early action keeps it to a sealant job.

When it is not the sealant
Sealant is not the answer to every problem, and we’ll tell you before work begins. It will not solve:
- Cracks in the fitting rather than the joint
- A bath, tray or worktop that moves until it’s properly fixed
- Failed tanking or loose tiles behind the sealant
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.
What we seal
- Mouldy bath & shower sealant
- Leaking tray & enclosure joints
- Failed movement joints
- Shrunken worktop sealant
- Botched or over-sealed joints
- Expansion joints
Do you need remedial sealant in Reraig?
Movement tears sealant that is not designed for it. A bath that flexes, a tray that rocks or a building joint that opens and closes split any bead that is too stiff or too thin.
The most common problems we see are:
- Thick, messy sealant smeared over tiles
- Dark patches showing through the sealant
- A second bead peeling off the first
- Leaks that keep coming back after resealing
In the older streets around Lochalsh Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Remedial sealant in Reraig: local notes
Reraig is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
If you let a flat or house near Kyle of Lochalsh station, a joint that keeps failing is best fixed properly while the property is empty.

What happens on the day
Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours, depending on how many layers have to come out. Outside jobs in Reraig need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
- Each layer is cut out and the residue cleaned off.
- Mould is treated and the joint dried.
- The right product goes in, with backing where the joint moves.
- We finish neatly and point out anything that needs another trade.
Preparing for the visit
- Move anything stored near the joints
- Let us know if you’ve seen damp or leaks
- Mention any parking rules near the property

Can you strip sealant from an acrylic tray safely?
Yes. Residue is removed with a product suited to the surface rather than scraped hard, so the new sealant bonds cleanly.
My shower still leaks after a reseal. Can you sort it?
Yes. We check it’s the sealant and not the tray, valve or waste, then strip and reseal the joints.
Do you have insurance?
Yes. Mr Mastic is fully insured.
Will you leave a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
Can you take off two layers of silicone?
Yes. It’s slower than a standard reseal, because every layer has to come out cleanly, but it’s what makes the new bead last.
What if resealing will not fix my leak?
That is why we look for the cause first. If the fault is elsewhere, you’ll know before any work is done.
