Bathroom & kitchen resealing in Reraig, Highland
Professional bathroom resealing in and around Reraig, with old sealant always removed completely and a 12-month guarantee.
- Damp behind the bath or under the tray
- Smears of silicone across the tiles
- Two layers of silicone, both failing
Should I try it myself first?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Bathroom resealing for homes and businesses in Reraig
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Reraig. We’re fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. We work on wet rooms, basins & vanity units and kitchen worktops & upstands, and people most often call us about a reseal done over the top of the old bead and water getting behind the kitchen upstand.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
You are covered for a year from the day we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

Why deal with it now?
Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead won’t last. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.

How the visit works
When we arrive, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before any work begins. The work normally takes half a day or less for one room, longer when the kitchen is included. For a place like Reraig, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
Before we arrive
- Where the joints are inside, avoid wetting them before we arrive
- Mention any parking rules near the property
- Let us know about earlier repairs to the joints

Advice
Looking after it afterwards
How long the joints last depends on use and care. Here’s what we suggest:
- Dry the bead with a towel now and then
- Run the extractor fan during and after every shower
- Keep bottles off the sealant line
- Wait for the cure time we give you
Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.
Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.
What bathroom resealing looks like in Reraig
Reraig is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Letting a property close to Kyle of Lochalsh station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. For an older house near a landmark such as Lochalsh Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

Surface by surface
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.
Wet rooms
A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.
When something else is needed
To be straight with you, some problems need a different trade:
- A leaking waste, trap or valve
- A tray or bath that is cracked through
- Tiles that have come away from the wall
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.

Can I do it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
How long does it take to reseal a bath or shower?
That depends on the number of joints and the state of the old sealant. For most single baths or showers, allow a couple of hours.
Can you reseal around my kitchen sink and worktop?
Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.
Which products do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

It depends on the job, so we quote each one individually. For a quick quote, send an email to info@mrmastic.co.uk and tell us what needs doing and where.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint.
