Bathroom resealing for homes and businesses in Drumbuie

A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. If you are dealing with mouldy sealant that has gone black and a bead that has pulled away from the tiles, we can help, on shower trays & enclosures, wet rooms and baths alike.

Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

There’s a 12-month guarantee on every job, whatever its size.

Landlord and commercial work in Drumbuie

We also work for property managers and facilities teams. Several sites can be quoted together.

In hotels, rooms out of use cost money, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

Questions from Drumbuie

Is Drumbuie in your area for bathroom resealing?

Yes. Our work covers the whole of Scotland, and Drumbuie is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear quote.

Do you cover smaller places like Drumbuie?

Yes. Drumbuie is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can landlords and businesses book you?

Yes. Domestic, commercial and hotel work are all part of what we do, and we’re fully insured.

Where are you based?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Will the old sealant be removed?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Do you do commercial work?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

Do you hold any approvals?

Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

What do you need from me for a quote?

Let us know what needs doing and where. If we need more, we’ll ask.

What happens if it’s left?

Running new silicone over the old joint can look tidy for a few weeks, but it will not bond. It lifts, traps water and grows mould behind it, so the next person has twice as much to remove. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

What sealant work can’t fix

Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:

  • A tray that rocks until it’s re-bedded
  • Failed grout lines across the wall
  • A cracked shower tray or bath (that needs repair or replacement)

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

Surfaces we seal

  • Baths
  • Sinks & splashbacks
  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Basins & vanity units
  • Wet rooms

What happens on the day

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes half a day or less for one room, longer when the kitchen is included, and the area is left clean. Somewhere like Drumbuie may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Preparing for the visit

  • Keep children and pets away from the work area
  • Tell us if parking is tricky
  • On commercial sites, let us know about site rules

How the job changes by surface

Kitchen worktops & upstands

Upstands and back edges are cut out, cleaned of grease and resealed, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.

Wet rooms

In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, and our work is on the visible joints only.

Bathroom resealing in Drumbuie: local notes

Drumbuie is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

For site and facilities teams at buildings such as Lochalsh School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Drumbuie is in Highland. Homes, rented property, offices and hotels in Drumbuie can book us for bathroom resealing. The work is guaranteed for a year. Our Highland coverage runs to 253 places, and Drumbuie is one of them.

Every address in IV40 is covered for bathroom resealing. Neighbouring places we cover for bathroom resealing include Erbusaig (1 mile south-west), Plockton (2 miles north-east), Kyle of Lochalsh (2 miles south), Balmacara (3 miles south-east) and Kyleakin (3 miles south-west). Remote and island addresses need a little more planning, so tell us where you are when you ask for a quote.

Common problems we fix in Drumbuie

Sealing over old silicone is one of the commonest mistakes we find. New silicone won’t bond to old silicone, so it lifts, lets water in and traps mould underneath.

Common reasons people contact us are:

  • Smears of silicone across the tiles
  • Damp behind the bath or under the tray
  • Splits where the tray meets the wall
  • Sealant that has split, shrunk or peeled away

For landlords with property near Duirinish station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Choosing a sealant specialist

Should I try it myself first?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
