Bathroom resealing in Balmacara

How we handle bathroom resealing in Balmacara

The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. Common call-outs are for a reseal done over the top of the old bead and sealant that has split, shrunk or peeled away, on wet rooms, baths and kitchen worktops & upstands.

A bathroom in a place like Balmacara gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

You are covered for a year from the day we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

Balmacara: your questions answered

Is Balmacara in your area for bathroom resealing?

Yes, Balmacara is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.

Is Balmacara within the area you cover?

Yes. Balmacara is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Are you insured?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

Is it OK to put new sealant on top of the old bead?

No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.

How do I get a quote for bathroom resealing in Balmacara?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

How long will the resealing take?

That depends on the number of joints and the state of the old sealant. For most single baths or showers, allow a couple of hours.

Do you hold any approvals?

Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Does the resealing come with a guarantee?

Yes, for 12 months. Looking after the joint as we suggest helps it last.

The process

Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Outside jobs in Balmacara need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. Finally we tidy up and explain the cure time before we leave.

Preparing for the visit

  • Mention any sign-in or site rules at work premises
  • Let us know about earlier repairs to the joints
  • Plan for the work area to be out of bounds to pets and children

Advice

Why deal with it now?

A quick bead over the top of the old one might look better for a while, but it will not bond. Water creeps under it and mould follows, and the next reseal means two layers to cut out. Around Balmacara, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first and give you a clear quote before work begins.

What the job involves on each surface

Basins & vanity units

On a basin, neatness shows: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.

Wet rooms

In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Bathroom resealing in Balmacara: local notes

Balmacara is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Letting a property close to Duirinish station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. In and around Balmacara, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Quotes for bathroom resealing in Balmacara

The price is agreed before any work begins. It’s based on:

  • The number of rooms or windows
  • Access and height
  • Whether old sealant or filler has to be cut out
  • The type of sealant required

The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

Helping us quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • Access, such as stairs, a lift or height
  • If someone has resealed it before
  • The rough size of the job
  • Where the job is, and your postcode

Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we’ll talk you through the work.

How to look after the new joints

So the new joints stay in good condition:

  • Move toiletries away from the joint
  • Open a window or run the fan so the room dries
  • Clean with a mild bathroom cleaner and a soft cloth
  • Let new sealant cure fully before it gets wet

In a kitchen, don’t let water sit along the back of the worktop and keep hot pans away from the silicone. A dry joint lasts longer.

Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.

What sealant work can’t fix

It helps to know what we cannot do:

  • Water getting in through the grout rather than the sealant
  • Movement from a bath with loose feet or no proper support
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before booking.
