Bathroom resealing for homes and businesses in Auchtertyre
Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. If you are dealing with black mould in the silicone that won’t clean off and failed sealant on the screen profile, we can help, on kitchen worktops & upstands, baths and wet rooms alike.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.
Each job carries a 12-month guarantee, whatever its size.

Do you need bathroom resealing in Auchtertyre?
No sealant lasts indefinitely. Daily water, heat and cleaning products slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.
Keep an eye out for any of the following:
- Water getting behind the bath panel
- Water escaping at the shower enclosure
- A messy, uneven bead from a previous reseal
- A joint torn by a bath that flexes
In the older streets around Lochalsh Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.
What to look for in a quote
- Is VAT in the price?
- Which sealant they’ll use, and why
- Whether they’re fully insured
- Which colour the sealant will be
Questions from Auchtertyre
Can you help a landlord with a rental near Duncraig station?
Yes, we work for landlords and letting agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.
Is Auchtertyre in your area for bathroom resealing?
Yes. Our work covers the whole of Scotland, and Auchtertyre is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear price.
Is there any odour?
That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Is it messy?
We keep the work tidy. Nearby surfaces are protected, and we clear up when we’re done.
Can you just seal over the old silicone?
No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.
Do you hold any approvals?
Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
Can I add another job to the visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
Can I choose the colour of the sealant?
You’re not limited to white: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.
Quotes for bathroom resealing in Auchtertyre
There’s no set price list, because jobs vary so much. The quote depends on:
- Access and height
- When we can work, for business premises
- How much old sealant there is and how hard it is to remove
- How many rooms, windows or areas are involved
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we will explain what it covers.
Helping us quote
Before you ask for a quote, have a think about:
- Roughly how big the job is
- If it’s domestic, commercial or a hotel
- Photos by email, if that’s easy
- If someone has resealed it before
There’s no standard price list. Instead, we give you a clear quote for your job. To arrange one, send an email to info@mrmastic.co.uk.

Can I do it myself?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
The process
We keep the work tidy and contained to the area we are working on, so you can get on with your day. Expect the work to take two to three hours for a typical bath, depending on how much old sealant there is, and we tell you how long to leave it before we go. Outdoor work around Auchtertyre depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.
How to prepare
- Try not to wet indoor joints just before the visit
- Keep pets and children clear of the area while we work
- Clear items away from the joints we’re working on

Bathrooms and kitchens in Auchtertyre
Auchtertyre is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

How to look after the new joints
No joint lasts for ever, but care makes a real difference. Our tips:
- Keep an eye on the corners, where splits start
- Avoid abrasive pads on the sealant
- Keep the fan on for a while after bathing
- Stick to a soft cloth and a mild cleaner
Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the bead dries out between uses.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
