Bathroom resealing for homes and businesses in Bundalloch
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Bundalloch. We’re ARBOMaster approved and fully insured, and every job carries our one-year guarantee. We work on baths, basins & vanity units and shower trays & enclosures, and common reasons people get in touch are mouldy sealant that has gone black and a bead that has pulled away from the tiles.
A bathroom in a place like Bundalloch gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

Why deal with it now?
Bleach and mould sprays may lighten black marks for a while, but where mould is inside the silicone it generally comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. In an older home around Bundalloch, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.
Why us?
- Sanitary silicone with an anti-fungal additive in wet areas
- Any old sealant cut out fully, not covered over
- A 12-month guarantee on all work
- Domestic, commercial and hotel work

The process
At the end, we look at the finished work together and explain the cure time. The work normally takes half a day or less for one room, longer when the kitchen is included, depending on how much there is to do. Outdoor work around Bundalloch depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Getting ready for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Let us know about earlier repairs to the joints
- Clear items away from the joints we are working on

Bathroom resealing around Bundalloch
Bundalloch is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
If you live in an older home near St Duthuc's Roman Catholic Chapel, walls and floors in older homes can move, and sealant and grout show it first.

Common problems we fix in Bundalloch
Black mould is behind a lot of resealing. Steamy rooms that don’t dry out keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.
People usually contact us after spotting one of these:
- Mouldy sealant that has gone black
- Leaks into the floor or ceiling below
- Water escaping at the shower enclosure
- A bead that has pulled away from the tiles
Letting a property close to Stromeferry station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What we need to know
There’s no need for technical detail. It helps if you can tell us:
- A few photos by email, if you can
- What the problem is, such as mould, gaps, leaks or cracking
- If it’s domestic, commercial or a hotel
- Any access issues, like height or stairs
We do not publish a price list, as no two jobs are quite the same. Instead, we give you a clear price for your job. To get started, email us at info@mrmastic.co.uk.
How to look after the new joints
No joint lasts for ever, but care makes a real difference. Our tips:
- Give the silicone its full cure time
- Avoid abrasive pads on the sealant
- Clean with a mild bathroom cleaner and a soft cloth
- Dry worktop joints after washing up
Keep bottles and razors off the sealant line, as they hold water against it. Squeegeeing the walls and tray after use keeps water from sitting on the joint.
Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.
Your questions about bathroom resealing in Bundalloch
I let a flat near Stromeferry station. Can you help?
Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.
Can you do bathroom resealing in Bundalloch?
Yes, Bundalloch is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.
Is white the only colour available?
White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.
Are you ARBOMaster approved?
Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
How long does a bath or shower reseal take?
It takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. We’ll confirm how long your job needs when we quote.
Can I do it myself?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
When can I use the bath or shower again?
Around 24 hours is typical, and we confirm the time for the product used. Getting it wet too early can spoil the new joint.
Can new silicone go straight over the old?
No. New silicone will not bond to old silicone, so it peels away and hides mould and water. All the old sealant comes out first.
Should I try it myself first?
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
