Bathroom resealing in Carndu, done properly
A bead that has gone black, split or come away shouldn’t be left until there’s a leak. A photo of the joints helps when you email us at info@mrmastic.co.uk, and we’ll give you a clear price before any work starts. If you are dealing with mouldy sealant that has gone black and splits where the tray meets the wall, we can help, on sinks & splashbacks, shower trays & enclosures and baths alike.
A bathroom in a place like Carndu gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
All our work is covered by a one-year guarantee, wherever you are in Highland.

Aftercare tips
Simple care keeps the joints in good condition. Our advice:
- Stick to a soft cloth and a mild cleaner
- Keep scourers and sharp tools away from the bead
- Dry worktop joints after washing up
- Check the joints every few months for splits or lifting
Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.
A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.
When it is not the sealant
Sealant is not the answer to every problem, and we will tell you before any work starts. Sealant will not put right:
- A tray or bath that is cracked through
- A bath or tray that moves because it isn’t properly supported
- Water coming from the plumbing rather than the joint
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.
What we seal
- Baths
- Wet rooms
- Kitchen worktops & upstands
- Basins & vanity units
- Sinks & splashbacks
- Shower trays & enclosures
What we do, step by step
There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the job takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen for a typical job. For a place like Carndu, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- Finally we tidy up and explain the cure time before we leave.
Getting ready for the visit
- Tell us about any previous sealing or DIY attempts
- For business premises, tell us about site rules or sign-in
- Mention any leaks or damp you’ve noticed

Leave it or put it right?
Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that’s a far bigger job than a reseal. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

What bathroom resealing looks like in Carndu
Carndu is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
In the older streets around St Duthuc's Roman Catholic Chapel, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Letting a property close to Stromeferry station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

FAQs for Carndu
Do you work for landlords with property near Stromeferry station?
Yes. We work for letting agents and landlords as well as homeowners, and several properties can go on one quote. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Is Carndu within the area you cover?
Yes, Carndu is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you do commercial work?
Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.
Is there any odour?
Sometimes, a little. It fades as the sealant cures, and ventilation helps.
How much does bathroom resealing cost in Carndu?
Every job is different, so each one gets its own quote. To get one, send an email to info@mrmastic.co.uk and let us know what needs doing and where.
Does someone need to be in?
It depends on the job. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.
My sealant has gone black. Can you sort it?
Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.
Is it OK to put new sealant on top of the old bead?
No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.
DIY sealant or a professional job?
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

What the job involves on each surface
Wet rooms
In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.
Basins & vanity units
On a basin, neatness shows: so we keep the line tidy and even, in white, clear or a colour to suit.
