About our sand mastic in Auchtertyre
Across Auchtertyre, we renew sand mastic around sash and case windows. Each joint is raked out, prepared and pointed by hand, finished to suit the masonry. We work on brick reveals, timber door frames and sash and case windows, and people most often call us about patchy fillers round a sash window and gaps where the frame meets the masonry.
Outdoor sealant needs a dry surface, so window work around Auchtertyre is planned around the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.
We stand behind the work with a 12-month guarantee, so you are not left on your own once the job is done.

Questions from Auchtertyre
Is sand mastic in a coastal place like Auchtertyre any different?
Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are generally the first to need attention.
Will you come out to Auchtertyre?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can you work on commercial sites?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.
Will you leave a mess?
Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.
Do you guarantee sand mastic work?
Our 12-month guarantee covers every job, sand mastic included.
Which products do you use?
Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we’ll explain our choice.
Where are you based?
Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Quotes for sand mastic in Auchtertyre
Some jobs are bigger than they look, and some smaller. The main factors:
- How many areas need sealing
- The size of the job
- The product the joint needs
- Any mould that needs treating
What it costs depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before work begins.
Helping us quote
There’s no need for technical detail. It helps if you can tell us:
- What the problem is, such as mould, gaps, leaks or cracking
- Photos by email, if that is easy
- Where the property is
- If someone has resealed it before
If you’re in Auchtertyre and need sand mastic, send an email to info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and you’ll get a clear quote before any work starts.
The process
Before we leave, we go over the finished joints with you and explain the cure time. The visit itself usually takes anything from a few hours to a full day, depending on how many windows, depending on how much there is to do. Outside jobs in Auchtertyre need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We look at the surrounds with you and agree the joints to renew.
- We remove the old, loose mastic.
- Deep gaps are packed so the mastic sits at the right depth.
- We apply the mastic by hand and shape it.
- The surface is finished to suit the stone or brick.
How to prepare
- Try not to wet indoor joints just before the visit
- Tell us about any previous sealing or DIY attempts
- Move anything stored near the joints
Getting a quote
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. When it suits you, email us at info@mrmastic.co.uk.
Advice
What we cannot put right
Sealant is not the answer to every problem, and we will tell you before any work starts. Sealant won’t put right:
- Cracked or broken glass
- Masonry that needs repairing
- Decayed frames that need repair
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

- Stone surrounds
- Tenement windows

- Timber door frames
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
How to look after the new joints
Looking after new joints is easy, and it makes a real difference:
- Renew mastic before redecorating the windows
- Keep modern sealant off the mastic
- Leave the new mastic unpainted
- Find out about consent before window work on a listed home
Keep paint scrapers and sanders off the mastic when redecorating. It can be damaged by heavy scraping.
Sound mastic protects the frame. Once it fails, water can sit against the timber, which can lead to rot.
Sand mastic in Auchtertyre: local notes
Auchtertyre is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around older windows and doors, especially on the side facing the sea. The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around older windows and doors to keep out.
Rented homes near Duncraig station change hands often, and any sash windows need sound mastic to keep draughts and rain out.

What we are called out for in Auchtertyre
Previous repairs in cement or silicone often trap water or crack away. They do not suit the joint, and they normally need raking out.
Signs it’s time to call us include:
- Silicone on a period window that looks wrong
- Cracked mastic round a front door frame
- Draughts and rain around sash boxes
- Mastic dropping out of the joint
Homes close to Lochalsh Parish Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.
Comparing quotes
- How the joint is cleaned and prepared
- What the quote includes, VAT included or not
- The length of the guarantee
- Whether they seal over old material or remove it
What else we do in Auchtertyre
What happens if it’s left?
Not every draught comes from the sashes themselves. Gaps between the frame and the wall can be just as bad and new mastic seals them. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
