How we handle window mastic in Reraig

Over two decades of sealing frames has taught us which products suit which walls. We are ARBOMaster approved and fully insured, and every job is covered by a 12-month guarantee. If you have cracked sealant at the sill ends and mastic that’s falling out in pieces, we can help, whatever the surface.

In and around a place like Reraig, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain.

Every job comes with a one-year guarantee, wherever you are in Highland.

Questions from Reraig

I let a flat near Kyle of Lochalsh station. Can you help?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

Do you cover smaller places like Reraig?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can I add another job to the visit?

Yes. Several rooms, windows or areas can go on one quote.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Can you do the inside joint as well?

Yes. Outside is the weather seal; inside closes the gap to the plaster. We do one or both.

Can you work on commercial sites?

Yes. We can plan bigger jobs in stages to suit the site.

Is it OK to seal over old sealant?

No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.

Can I paint over the new sealant?

That depends on the product. Some hybrid sealants can be painted; silicone cannot. Mention any painting plans before work begins.

When to call us in Reraig

Plenty of failed mastic was poorly applied in the first place. Sealant run over dust, wet brick or loose mortar didn’t grip properly, so it comes away long before its time.

Common reasons people contact us include:

  • Water coming in at the bottom corners of a door
  • Untidy mastic left by window fitters
  • Cracked or shrunken mastic around the frame
  • Black, perished sealant on frames

In the older streets around Lochalsh Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What to look for in a quote

  • Whether VAT is included
  • Who turns up on the day
  • What guarantee comes with the work
  • Whether you can choose the colour

Our hiring checklist

What window mastic looks like in Reraig

Reraig is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Letting a property close to Kyle of Lochalsh station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

Housing providers, facilities teams and property managers book us too. Several sites can be quoted together.

Can I do it myself?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Honest limits

In fairness, some problems need a different trade:

  • A door that needs adjusting, rehanging or new seals
  • Faulty window hardware
  • Soft or decayed wood in the frame

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

Joints and surfaces we work on

  • uPVC windows
  • Window sills
  • Timber windows & doors
  • Aluminium frames
  • Patio & French doors
  • Composite doors

The process

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. Most jobs take a morning for a couple of windows and a door. Outdoor work around Reraig depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

Getting ready for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • For business premises, tell us about site rules or sign-in
  • Tell us about any previous sealing or DIY attempts

Getting a quote

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. When it suits you, email us at info@mrmastic.co.uk.

Looking after it afterwards

After the cure time, these simple habits help:

  • Avoid harsh chemicals near the mastic
  • Don’t aim a pressure washer at the joints
  • Keep paint off silicone joints
  • Walk round the house once a year and look at the joints

Silicone can’t normally be painted, so if you’re planning to paint the frames or walls, tell us beforehand. We can use a paintable sealant where that matters.

A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and a cold room gets colder. A new joint closes it up.

What affects the quote in Reraig

Jobs vary more than people expect. The main factors:

  • The number of rooms or windows
  • How easy the joints are to reach
  • The type of sealant required
  • Any mould that needs treating

Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Helping us quote

When you contact us, these details help:

  • The address or postcode of the job
  • If someone has resealed it before
  • The type of property
  • The problem you’ve noticed

Getting a quote is simple: tell us what needs doing and where. Photos by email help us understand the job, and we will take it from there.
