Window mastic for Erbusaig homes and businesses

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

How we handle window mastic in Erbusaig

There are two joints on most windows. Outside, the mastic keeps rain out; the internal joint closes the gap to the plaster and stops draughts. Either or both can be done. If you have water coming in at the bottom corners of a door and cold air getting in at the frame edge, we can put it right, whatever the surface.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

How the visit works

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours for a few frames, or a day or more for a whole house. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

Preparing for the visit

  • Tell us about any previous sealing or DIY attempts
  • For business premises, tell us about site rules or sign-in
  • Let us know about parking restrictions

Signs you need window mastic in Erbusaig

Joints that are too thin or too deep fail early. A thin smear across a wide gap has nothing to it, and a gap filled solid can’t flex. That’s what backing rod is for.

Most people get in touch when they notice one of these:

  • Leaking joints at the ends of sills
  • Cold air getting in at the frame edge
  • Gaps left after new windows were fitted
  • A bead that doesn’t match the frame

If you look after a building such as Lochalsh School, the mastic around its windows and doors needs looking after like any other building’s.

How to choose a mastic man

Window mastic in Erbusaig: local notes

Erbusaig is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. The west of Scotland is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain.

If you let a flat or house near Duirinish station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

Landlords, agents and businesses in Erbusaig

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

We work for letting agents and landlords as well as homeowners. Resealing between tenancies keeps a property looking cared for before the next move-in.

What the job involves on each surface

uPVC windows

The frame is cleaned with a product that won’t harm the plastic, then the new bead is laid against the frame and the wall and tooled smooth.

Composite doors

Front doors take the weather head on, and the top and bottom corners tend to fail first. Those corners get the most care.

Do you work for landlords with property near Duirinish station?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

Will you come out to Erbusaig?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you have insurance?

Yes. We are fully insured.

Not if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.

Is there any odour?

Sometimes, a little. Any smell clears as the sealant cures.

Where is Mr Mastic based?

Will new mastic stop draughts?

Yes, where the draught is at the frame edge. We check where the draught is before work begins.

Honest limits

In fairness, some problems need a different trade:

  • Soft or decayed wood in the frame
  • Worn gaskets, brush seals or a door that has dropped
  • Damp problems in the wall away from the window

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.

Surfaces we seal

  • Composite doors
  • uPVC windows
  • Patio & French doors
  • Aluminium frames
  • Window sills
  • Timber windows & doors

Looking after it afterwards

Aftercare is simple:

  • Don’t aim a pressure washer at the joints
  • Use gentle cleaners on frames and sealant
  • Do not use solvent cleaners on the joint
  • Keep paint off silicone joints

Silicone cannot normally be painted, so mention any painting plans before any work starts. We can use a paintable sealant where that matters.

A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.
