External mastic near Erbusaig

How we handle external mastic in Erbusaig

Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible exterior sealant takes up that movement where mortar or filler would crack. We work on joints between brick and frames, brickwork movement joints and render & cladding joints, and common reasons people get in touch are movement joints filled with mortar instead of sealant and gaps where render, brick and frames meet.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

What sealant work can’t fix

To be straight with you, some problems need a different trade:

  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Failed render or damaged cladding panels
  • Cracking across the wall rather than at a joint

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.

What we do, step by step

There is not much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes anything from a few hours to several days, depending on the building, including the tidy-up. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. Old sealant and any debris are cut and raked out.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Before we arrive

  • For business premises, tell us about site rules or sign-in
  • Try not to wet indoor joints just before the visit
  • Keep pets and children clear of the area while we work

Advice

Walls and rooflines in Erbusaig

Erbusaig is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

For landlords with property near Duirinish station, split movement joints are easy to miss on a rental until damp shows inside. For site and facilities teams at buildings such as Lochalsh School, its movement joints, gutters and trims need looking after like any other building’s.

Erbusaig is in Highland. From the centre of Erbusaig to the outskirts, external mastic is available for homes and businesses alike, from flats and houses to offices and hotels. Erbusaig is one of 253 places in Highland we cover.

Brickwork movement joints

People sometimes point up a brick movement joint by mistake. If that’s happened, we rake it out and reseal it properly.

Cladding and façade panels

Cladding and façade panels are usually separated by sealed joints. We reseal them with a sealant suited to the panel material.

Leave it or put it right?

Pointing a movement joint with mortar might seem a neat fix, but it locks the joint solid. The wall then cracks somewhere else. A flexible sealant over backing rod is what the joint needs. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

How we quote for external mastic

Jobs vary more than people expect. What affects the quote:

  • Mould in or behind the old joints
  • Access and height
  • The amount of work
  • The product the joint needs

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Helping us quote

When you call or email, these details help:

  • Pictures of the joints, sent by email
  • Where the job is, and your postcode
  • The problem you’ve noticed
  • Whether it’s a home or a business

For a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before work begins.

Erbusaig questions

Can you help a landlord with a rental near Duirinish station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

Do you cover smaller places like Erbusaig?

Yes. Erbusaig is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

How long does the job take?

As a guide, most jobs take anything from a few hours to several days, depending on the building. Larger jobs naturally take longer, and we will tell you how long to expect.

Which products do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will tell you what we’re using.

Can you work on commercial sites?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Can I do it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

How to look after the new joints

Looking after new joints is easy:

  • Ask before painting over external sealant
  • Keep high-pressure jets off the joints
  • Act on the first splits you see
  • Make sure movement joints are not pointed over

Keep the joints clear of soil, plants and climbing growth. Damp material against the sealant shortens its life.

Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage, all bigger jobs than a reseal.

Can I do it myself?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
