About our remedial sealant in Erbusaig
Two decades of sealant work means we recognise most failures quickly. We’re ARBOMaster approved and fully insured, and remedial work carries our 12-month guarantee. We work on failed movement joints, leaking tray & enclosure joints and mouldy bath & shower sealant, and common reasons people get in touch are black mould underneath the bead and sealant applied over old sealant that has lifted.
Bathrooms in smaller places like Erbusaig work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
Every job comes with our 12-month guarantee.

Remedial sealant around Erbusaig
Erbusaig is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
Schools such as Lochalsh School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Rented homes near Duirinish station change hands often, and failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

The process
On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes a few hours for a typical bath or shower, longer where several layers have been applied, including the tidy-up. Outside jobs in Erbusaig need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- First we work out whether the problem is the sealant, movement or a leak.
- Old beads and residue are removed down to clean surfaces.
- Mould is treated and the joint dried.
- We reseal with a product suited to the joint, backed where needed.
- The joint is tooled and you’re told about anything else we found.
Preparing for the visit
- Let us know about stairs, lifts or work at height
- Where the joints are inside, avoid wetting them before we arrive
- Keep children and pets away from the work area

Looking after it afterwards
Aftercare is simple:
- Act on a lifting corner straight away
- Use a soft cloth, not a scourer, on silicone
- Always have old sealant cut out, not covered
- Look for stains below bathrooms now and then
Where we’ve pointed out another fault, have it put right, because the new sealant can’t hold back a problem underneath.
Don’t keep resealing the same joint. Get the cause found first, otherwise the next attempt will fail too.
How the job changes by surface
Windows & doors
Failed frame mastic is often hard, cracked and in several layers. We remove it all and clean back to sound surfaces before backing and resealing.
Movement & expansion joints
Movement joints in floors, walls and façades need a flexible sealant set to the right depth. Failed sealant is cut out, backing rod or tape is fitted and the joint resealed with a low-modulus product.
Why act early in Erbusaig
Another bead over the top will not fix a failed joint. It cannot bond to what’s underneath, so the leak carries on and there’s now more to remove. Around Erbusaig, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
The cost reflects the work involved, not guesswork. That is why we ask a few questions first and agree the price before starting.

FAQs for Erbusaig
Is Erbusaig in your area for remedial sealant?
Yes. We work across all of Scotland, and Erbusaig is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll send you a clear quote.
Will you come out to Erbusaig?
Yes, Erbusaig is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Can you remove old sealant without damaging the bath?
Yes. We take our time over removal, especially on acrylic, enamel and uPVC.
Are you insured?
Yes. We’re fully insured.
Do I have to be there?
That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
Should I try DIY first?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.
Will it make a mess?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Can you remove sealant that is been put over old sealant?
Yes. Both layers come out; over-sealing fails because silicone won’t bond to silicone.
Should I try it myself first?
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
What we can’t put right
A few problems are outside what sealant work can do:
- Cracks in the fitting rather than the joint
- Sealant in an older building that needs testing for asbestos first
- Tiles that have come away from the wall
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.
