About our remedial sealant in Dores

A joint that keeps letting you down needs more than another bead. It helps to have photos when you email us at info@mrmastic.co.uk. If you have a second bead peeling off the first and products that weren’t meant for the joint, we can help, on mouldy bath & shower sealant, shrunken worktop sealant and leaking tray & enclosure joints alike.

Bathrooms in smaller places like Dores work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

We stand behind the work with a 12-month guarantee, so you are covered after we have gone.

What happens if it’s left?

Adding more sealant is the usual quick fix, and it rarely works. It cannot bond to what’s underneath, so the leak carries on and there’s now more to remove. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

What we do, step by step

Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours, depending on how many layers have to come out. Outside jobs in Dores need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. Once dry, a suitable sealant is applied and tooled.
  5. You get the cure time and our view on why the joint failed.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • Mention if the joints have been sealed before
  • For business premises, tell us about site rules or sign-in

Advice

Dores questions

Is Dores in your area for remedial sealant?

Yes. Our work covers the whole of Scotland, and Dores is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Is Dores within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Where are you based?

We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

Will the old sealant be removed?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

What if resealing will not fix my leak?

We’ll tell you. If it’s a cracked tray, a failed valve or a leaking waste, resealing will not fix it, and we will not reseal for the sake of it.

Do you work for landlords and businesses?

Yes, regularly. Several properties can be quoted together.

Can you reseal a split movement joint?

Yes. The depth is set with backing so the sealant only bonds to the two sides, which lets it stretch.

What do you put in the joint?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

What affects the cost of remedial sealant

We do not publish a price list, because no two jobs are the same. The quote depends on:

  • Access and height
  • When we can work, for business premises
  • Mould in or behind the old joints
  • How many rooms, windows or areas are involved

Leaving a failed joint normally makes the job bigger, not smaller. If you’re unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

Asking for a quote

Photos help, but a description is a good start. Please mention:

  • Whether it’s a home or a business
  • What’s wrong with the joints now
  • Pictures of the joints, sent by email
  • The rough size of the job

If you are in Dores and need remedial sealant, email us at info@mrmastic.co.uk. Tell us what the problem is and where, and we’ll agree the price before any work begins.

What we cannot put right

In fairness, some problems need a different trade:

  • A cracked shower tray or bath (that needs repair or replacing)
  • A tray or worktop that needs refixing first
  • Failed tanking or loose tiles behind the sealant

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Where we work in Dores

  • Expansion joints
  • Mouldy bath & shower sealant
  • Leaking tray & enclosure joints
  • Failed movement joints
  • Shrunken worktop sealant
  • Botched or over-sealed joints

Looking after it afterwards

After the cure time, these simple habits help:

  • Never seal over old silicone
  • Use a soft cloth, not a scourer, on silicone
  • Check ceilings under showers for marks
  • Run the fan after every shower

Leave the new joint to cure fully before it gets wet or moves: follow the cure time we give you.

Leaks through failed sealant grow over time. Each use pushes more water behind the bead, into whatever is behind or below. Sorting it early limits the damage.

Can I do it myself?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Remedial sealant around Dores

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

Homes close to Dores Parish Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. Around Dores, as everywhere, remedial sealant is only as good as the preparation behind it.
