How the visit works

Around Leachkin, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We protect the surfaces around the joint.
- Every layer of failed sealant is stripped out.
- The joint is degreased and checked for movement and leaks.
- New sealant goes in once the joint is dry, and is tooled smooth.

How we quote for remedial sealant
Jobs vary more than people expect. What affects the quote:
- How much old sealant there is and how hard it is to remove
- How many rooms, windows or areas are involved
- Access and height
- Which sealant suits the joint
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
What to tell us for a quote
When you call or email, it’s useful to know:
- The rough size of the job
- Access, such as stairs, a lift or height
- Where the job is, and your postcode
- The problem you’ve noticed
For a quick quote, get us on the phone, or email us if that is easier. Describe what needs sealing and we’ll explain what’s involved before giving you a price.
What we are called out for in Leachkin
A lot of failed joints have been sealed over rather than replaced. Silicone does not bond to silicone, so the top layer lifts and water and mould collect between the two.
Most people get in touch after spotting one of these:
- A shower that leaks however often it’s resealed
- Gaps opening along the back of the worktop
- Torn expansion joints
- Caulk or the wrong sealant used in a wet area
If you live in an older home near Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
What to look for in a quote
- What guarantee comes with the work
- How much experience the applicator has
- Is VAT in the price?
- Whether the sealant suits the joint

For landlords and businesses
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
We work for letting agents and landlords as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.
Why it’s worth doing now in Leachkin
Spraying mould remover on a sealed-over joint doesn’t reach what’s underneath. Removal is the only way to get at it. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.

Bathrooms and kitchens in Leachkin
Leachkin is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Letting a property close to Inverness station? Then failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak. Schools such as Inverness High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Leachkin is about 2 miles west of Inverness, in Highland. From the centre of Leachkin to the outskirts, remedial sealant is available for homes and businesses alike, from flats and houses to offices and hotels. Leachkin is one of 253 places in Highland where we work.

What we cannot put right
Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:
- A tray or worktop that needs refixing first
- A cracked shower tray or bath (that needs repair or replacing)
- Plumbing leaks behind walls or under trays
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.
What we seal
- Leaking tray & enclosure joints
- Failed movement joints
- Botched or over-sealed joints
- Mouldy bath & shower sealant
- Expansion joints
- Shrunken worktop sealant
Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
FAQs for Leachkin
Can you help a landlord with a rental near Inverness station?
Yes, landlords and agents are among the people we work for. You can send an email to info@mrmastic.co.uk with the details for a clear quote.
Do you work for hotels and guest houses in Leachkin?
Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
Is it messy?
Not at all. The area is protected while we work and cleaned up afterwards.
Are you fully insured?
Yes. We are fully insured.
Can you take off two layers of silicone?
Yes. Each layer is cut out and the residue cleaned off, before resealing with a single bead.
Can you fix a reseal that hasn’t worked?
Yes. There’s generally a reason: sealant over sealant, movement or another leak, so we find that first.
What do you put in the joint?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Can you strip sealant from an acrylic tray safely?
Yes. Residue is removed with a product suited to the surface rather than scraped hard.
