Aftercare tips

To keep the joints looking good and working properly:

  • Use gentle cleaners on frames and sealant
  • Look round the frames every year or so
  • Keep solvents and bleach off the sealant
  • Air rooms to keep condensation down around windows

Check the drainage slots in the frames are not blocked, so water can run away instead of sitting against the joint.

Leaks normally show up in wet, windy weather, but resealing works best in dry conditions. Sorting cracked mastic early means the joint is sound before the bad weather.

How we handle window mastic in Dores

Some gaps around frames are far deeper than they look. Packing it solid with sealant gives a joint that can’t flex, so we fit backing rod to set the right depth. The sealant then grips the two sides it should. We work on uPVC windows, composite doors and window sills, and the jobs we see most are whistling draughts around closed windows and mastic that’s falling out in pieces.

In and around a place like Dores, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain.

You’re covered for a year from the day we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

How it works

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the work takes a morning for a couple of windows and a door for a typical job. Outside jobs in Dores need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. First we look at every frame and agree the list.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. Deep gaps are filled with backing rod to set the depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. Finally we tidy up and check each joint.

Before we arrive

  • Let us know about parking restrictions
  • Mention if the joints have been sealed before
  • Mention any leaks or damp you’ve noticed

Windows and doors in Dores

Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. With historic houses such as Aldourie Castle (about 1.3 miles north) nearby, there’s older building stock in the area around Dores as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.

If you live in an older home near Dores Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Around Dores, as everywhere, window mastic is only as good as the preparation behind it.

Window sills

Where a sill meets brick or render, the ends often crack first. A tight seal at each end keeps rain out of the wall.

Timber windows & doors

Wood swells when it’s wet and shrinks when it dries, so the joint must stay flexible. The paint or stain needs to be sound where the sealant meets it.

Landlord and commercial work in Dores

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

What affects the cost of window mastic

The price is agreed before any work begins. It’s based on:

  • Access and height
  • When we can work, for business premises
  • The product the joint needs
  • The size of the job

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Asking for a quote

Photos help, but a description is a good start. Please mention:

  • Access, such as stairs, a lift or height
  • Photos by email, if that is easy
  • The rough size of the job
  • Any previous sealing or DIY work

What happens if it’s left?

The work is quick compared with the damage it prevents: it takes a few hours for a few frames, or a day or more for a whole house. Wait for damp to appear and there may be plaster and decorating to sort out too. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

Can I do it myself?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
