Regrouting for homes and businesses in Dores
Our applicators rake out the old grout to an even depth, taking care not to chip the tile edges. After vacuuming, new grout goes in and the tiles are wiped clean, with silicone renewed in the corners. We are often asked to deal with crumbling grout between the tiles and grout in a colour the owner wants to change, on kitchen splashbacks, shower walls and bathroom floors.
For a place like Dores, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.
Each job carries a 12-month guarantee, large or small.

Dores: your questions answered
Will you come out to Dores?
Yes. Dores is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Is regrouting in Dores guaranteed?
All our work, in Dores and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.
How much does regrouting cost in Dores?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.
Do you work for hotels and businesses?
Yes. We’ve worked for hotels, offices and other businesses and we are fully insured.
Do I need to be at home?
Access is agreed with you when the job is booked. Indoors, that generally means someone at home.
Do you have insurance?
Yes. We’re fully insured, and we can confirm the details when we quote.
Can you regrout if a few tiles are loose?
Loose tiles need refixing before regrouting. We’ll show you which ones before any grout comes out.
Are you ARBOMaster approved?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What the job involves on each surface
Wet rooms
In a wet room, the whole floor gets wet, so sound grout really matters. We check the tiles first.
Kitchen splashbacks
Splashback grout picks up grease and cooking stains. Once it’s stained, new grout is often the only fix.
When something else is needed
We’ll always be straight with you, so here’s what new sealant will not do:
- Waterproofing that has failed below the tiling
- A leaking shower valve or waste
- Tiles that are chipped or split
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

Landlord and commercial work in Dores
Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
How we quote for regrouting
There’s no set price list, because no two jobs are the same. The quote depends on:
- Mould in or behind the old joints
- The type of sealant required
- Access and height
- The old material and how stubborn it is
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.
What to tell us for a quote
Before you ask for a quote, have a think about:
- Roughly how big the job is
- A few photos by email, if you can
- Any access issues, like height or stairs
- If someone has resealed it before
For a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. We will give you a clear quote before any work starts.
Dores homes and their sealant
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

What we are called out for in Dores
A bathroom that stays damp keeps the grout wet, and damp grout is where mould grows. Black marks that come back after cleaning are often in the grout itself.
If you can see any of these, it’s time to have the joints looked at:
- Splashback grout that has darkened
- Grout washed out of a shower
- Good tiles let down by tired grout
- Grout that stays dark however much it’s cleaned
In the older streets around Dores Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.
What to look for in a quote
- What happens if the job turns out different
- Which sealant they’ll use, and why
- How the joint is cleaned and prepared
- Whether all the old sealant comes out first
What happens on the day
On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. Most jobs take a few hours, or longer for a fully tiled room. Outside jobs in Dores need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- We agree the area to be regrouted and point out any loose tiles.
- Grout is raked out without chipping the tiles.
- Dust is cleared from every joint.
- The new grout goes in, then the tile faces are cleaned.
- Internal corners and edges are resealed.
Preparing for the visit
- Tell us about any water getting in
- For business premises, tell us about site rules or sign-in
- Where the joints are inside, avoid wetting them before we arrive
