Your questions about remedial sealant in Kilchoan

Is remedial sealant in Kilchoan guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Is Kilchoan within the area you cover?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you offer different sealant colours?

Normally, yes. Sealants come in white, clear, grey and other colours for many products, and we agree the colour with you before any work starts.

Can tenants book the work?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

Are you ARBOMaster approved?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Where do you work from?

We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

Someone sealed over the old bead. Can you fix it?

Yes. Both layers come out; new silicone does not bond to old silicone, which is why over-sealing fails.

Do you have insurance?

Yes, we are fully insured.

Remedial sealant in Kilchoan, done properly

A joint that keeps failing generally has a reason. Movement, the wrong product or a leak from somewhere else will defeat even a perfect bead. We look for the cause before we reseal. If you’re dealing with gaps opening along the back of the worktop and floor or wall movement joints that have failed, we can put it right.

Bathrooms in smaller places like Kilchoan work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

A 12-month guarantee comes as standard, so you are covered after we have gone.

Aftercare tips

After the cure time, these simple habits help:

  • Run the fan after every shower
  • Clean sealant with mild products only
  • Keep movement joints clear of mortar and paint
  • Never seal over old silicone

If we’ve found a cause, such as a loose tray or a leaking waste, get it fixed, because the new sealant cannot hold back a problem underneath.

If a joint has failed more than once, stop resealing it. Have someone find out why, or the next bead will go the same way.

Kilchoan homes and their sealant

Kilchoan is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

If you live in an older home near Ardnamurchan Parish Church of Scotland, older homes can move a little, which is hard on rigid grout and tired sealant.

What sealant work can’t fix

In fairness, there are a few things sealant will not fix:

  • Water damage behind tiles that needs a tiler
  • A bath, tray or worktop that moves until it’s properly fixed
  • A leaking trap, valve or supply pipe

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.

What we seal

  • Mouldy bath & shower sealant
  • Shrunken worktop sealant
  • Botched or over-sealed joints
  • Expansion joints
  • Leaking tray & enclosure joints
  • Failed movement joints

How it works

All our tools and materials come with us in the van. Once we have agreed what’s being done, we protect the area and start. It normally takes a few hours for a typical bath or shower, longer where several layers have been applied. Outdoor work around Kilchoan depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. We strip the joint completely, removing any layers below.
  3. We clean the joint, treat any mould and let it dry.
  4. We use the right backing and sealant for any joint that moves.
  5. Finally we finish the joint and talk you through what we found.

Before we arrive

Leaking trays & enclosures

If the tray is cracked, or the leak is from the valve or waste, sealant will not fix it. We will tell you what we find.

Mouldy bath & shower sealant

Black mould inside the bead won’t scrub out. The sealant is cut out completely, the joint treated with a mould remover and dried before anti-fungal sanitary silicone goes in.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What happens if it’s left?

Adding more sealant is the usual quick fix, and it rarely works. It doesn’t grip the old layer, leaving the leak in place and one more layer to cut out later. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

Why us?

  • Anti-fungal sanitary silicone in wet areas

What we’re called out for in Kilchoan

Some joints fail because water is reaching them from behind. A leaking valve, a failed waste or cracked grout feeds water behind the bead, and the sealant lifts or goes mouldy from underneath.

People generally contact us when they notice one of these:

  • Over-sealed joints coming away
  • Decorators’ caulk around a bath or shower
  • Repeat leaks from the same joint
  • Gaps opening along the back of the worktop

In and around Kilchoan, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint.

Questions to ask before you book

  • Which sealant they’ll use, and why
