Bathroom resealing across IV49: what to expect

A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We work on sinks & splashbacks, wet rooms and baths, and the jobs we see most are sealant that has split, shrunk or peeled away and gaps where the bath or tray has moved.

At the end, we look at the finished work together. The work normally takes half a day or less for one room, longer when the kitchen is included, depending on the size of the job.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

What you will pay

What you pay reflects the work, not a rough estimate. That is why we ask about the job first and give you a clear price before we start.

Bathrooms and kitchens across IV49

IV49 has homes of every age, old and new, and in places like An t-Àth Leathann, Corry and Blackpark there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

Homes in Scotland come with their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including IV49. Along the coast in IV49, holiday lets and guest houses can have bathrooms in near-constant use, which is hard on sealant and grout.

An t-Àth Leathann: If you live in an older home near Broadford Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. In and around An t-Àth Leathann, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

When something else is needed

We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A cracked shower tray or bath (that needs repair or replacement)
  • Damage behind the tiles that needs a tiler

What affects the quote in IV49

We quote each job individually. These are the things that affect it:

  • How easy the joints are to reach
  • The number of rooms or windows
  • Any working-time requirements on site
  • Whether there’s mould to deal with

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Asking for a quote

Photos by email are helpful but not essential. Please mention:

  • Where the job is, and your postcode
  • How many joints, rooms or windows are involved
  • A few photos by email, if you can
  • How we’d reach the joints

For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we will talk you through the work before giving you a price.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Leave it or put it right?

Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early.

How the job changes by surface

Basins & vanity units

The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. We seal them in a colour that suits the worktop.

Questions from IV49

How long will the resealing take?

Allow a couple of hours for a single bath or shower. You will know how long to expect before work begins.

What do you put in the joint?

Products from Arbo and Everbuild, among others, picked for each joint. We’ll tell you what we are using and why.

Is the work guaranteed?

Yes. All our work comes with a 12-month guarantee.

Can you work on commercial sites?

Yes. We have worked for hotels, offices and other businesses, and we are fully insured.

Are you fully insured?

Yes. We are fully insured, with over 20 years’ experience in sealant work.

Do you reseal kitchen worktops and sinks too?

Yes. Next to the sink we use a food-safe product where it’s needed.

My sealant has gone black. Can you sort it?

Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.
