An t-Àth Leathann: your questions answered
Is An t-Àth Leathann within the area you cover?
Yes, An t-Àth Leathann is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Does the coastal weather in An t-Àth Leathann affect outside sealant?
Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are usually the first to need attention.
I’m a tenant. Can you help?
Of course. Check with your landlord; we can send the quote to them too.
Will new mastic stop draughts?
Yes, if the air is getting in around the frame. If it’s through the window’s own seals or a hinge, that is a different fix, and we will say so.
Can you work on commercial sites?
Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Can I add another job to the visit?
Yes. Just list everything you need.
What do you need from me for a quote?
Only a few details: where it is, what you’ve noticed and how we reach it. Then drop us a line at info@mrmastic.co.uk.
Window mastic in An t-Àth Leathann
The mastic around a window or door seals the gap between the frame and the wall. Once that seal fails, wind and rain find the gap. The old mastic is removed and the joint resealed with a flexible exterior sealant. We work on patio & French doors, composite doors and timber windows & doors, and the jobs we see most are water coming in at the bottom corners of a door and gaps left after new windows were fitted.
In and around a place like An t-Àth Leathann, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

How we quote for window mastic
Call for a quick quote. The main things that affect it are:
- Whether there’s mould to deal with
- How easy the joints are to reach
- How much old sealant there is and how hard it is to remove
- Which sealant suits the joint
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
What we need to know
When you contact us, it’s useful to know:
- The problem you’ve noticed
- Photos by email, if that’s easy
- The rough size of the job
- Where the job is, and your postcode
To get a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. We’ll send you a clear quote before any work starts.
Leave it or put it right?
Once mastic fails, rain can get between the frame and the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. A reseal is a much smaller job. In an older home around An t-Àth Leathann, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

What the job involves on each surface
Window sills
Where a sill meets brick or render, the ends often crack first. We reseal them so rain cannot run into the wall.
uPVC windows
uPVC expands and contracts noticeably with temperature, so we use a flexible, low-modulus sealant. White is the usual colour, with brown, anthracite grey and black for coloured frames.
Work for landlords, hotels and businesses
For anyone letting property in or around An t-Àth Leathann, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs.
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll give you a quote.
When it is not the sealant
We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:
- Misting between the panes of a double-glazed unit (that needs a new unit)
- Rotten timber, which needs a joiner first
- Worn gaskets, brush seals or a door that has dropped
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

What window mastic looks like in An t-Àth Leathann
An t-Àth Leathann is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. The west of Scotland is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain.
Around An t-Àth Leathann, as everywhere, window mastic is only as good as the preparation behind it. Homes close to Broadford Parish Church include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Related advice
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
