Corry Window Mastic
Window mastic across Corry and nearby, with every bit of old sealant taken out first and a 12-month guarantee.
- White mastic on grey or black frames
- Black, perished sealant on frames
- Cracked internal joints between frame and plaster
Window mastic in Corry, done properly
Frames and walls don’t move together. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. That’s why the joint needs a flexible, low-modulus sealant rather than something rigid. Common call-outs are for old mastic that has gone black or come away and sealant in the wrong colour for the frame, across window sills, patio & French doors and uPVC windows.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

When something else is needed
A few problems are outside what sealant work can do:
- A frame that has rotted at the joint
- Misting between the panes of a double-glazed unit (that needs a new unit)
- Broken hinges, locks or handles

Can I do it myself?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
How it works
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from an hour or two to a full day, depending on how many frames there are, and the area is left clean. Around Corry, distance and access matter more than parking. Let us know how to find you and how to reach the joints.
- First, we go round the frames with you and agree the list.
- We remove the old mastic and clean the frame edge and wall.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- Every joint is tooled smooth and checked before we leave.
How to prepare
- Keep pets and children clear of the area while we work
- Mention if the joints have been sealed before
- Clear items away from the joints we’re working on

Common problems we fix in Corry
Water runs down the glass onto the sill, so the sill ends and the joint below the frame are common leak points. Failed sealant there lets rain into the wall or behind the frame.
Any of these means the joints need attention:
- Cracked internal joints between frame and plaster
- Rain getting in at the frame or under the sill
- Mastic that has split away from the wall
- Gaps left after new windows were fitted
In the older streets around Broadford Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Questions from Corry
Can you do window mastic in Corry?
Yes. Our work covers the whole of Scotland, and Corry is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
Does the coastal weather in Corry affect outside sealant?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
Do you do commercial work?
Yes, regularly. We can plan bigger jobs in stages.
Will it make a mess?
Not at all. The area is protected while we work and cleaned up afterwards.
How long should I leave it?
Most sealants are touch-dry well before they’re fully cured. We’ll tell you how long to leave the joint before we leave.
Are you insured?
Yes. We’re fully insured.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Do you work on first-floor windows?
Generally, yes. We plan safe access before the job, so mention the height and anything in the way.
Quotes for window mastic in Corry
The price is agreed before any work begins. It takes into account:
- Mould in or behind the old joints
- How many areas need sealing
- The size of the job
- The old material and how stubborn it is
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll go through it with you.
Helping us quote
You don’t need to know the technical terms. It helps if you can tell us:
- Whether it has been sealed before
- Access, such as stairs, a lift or height
- The rough size of the job
- A few pictures by email, if you can
For a quick quote, get us on the phone, or email us if that is easier. Tell us about the joints that need doing and we will explain what’s involved before giving you a price.
How to look after the new joints
To keep the joints looking good and working properly:
- Keep paint off silicone joints
- Make sure the drainage slots aren’t blocked
- Avoid blasting the frames with a pressure washer
- Ventilate rooms so frames don’t stay wet inside
Check the drainage slots in the frames are not blocked, so water can run away instead of sitting against the joint.
Look out for the warning signs: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.
How the job changes by surface
Timber windows & doors
Wood swells when it’s wet and shrinks when it dries, so a flexible sealant is essential. We seal onto sound, dry paintwork or timber.
Patio & French doors
Door frames take knocks and movement every time the doors are used. A flexible sealant copes with that without cracking.
Window mastic in Corry: local notes
Corry is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
In and around Corry, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.
