Common problems we fix in Harrapul

Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone can’t grip the old bead underneath, so it lifts, lets water in and traps mould underneath.

Common reasons people contact us are:

  • Two layers of silicone, both failing
  • Black spots spreading through the bead
  • A bead that has pulled away from the tiles
  • A messy, uneven bead from a previous reseal

Whether the job is in Harrapul itself or nearby, the right material for each joint matters as much as a neat finish.

Our hiring checklist

Bathroom resealing in Harrapul, done properly

Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on kitchen worktops & upstands, shower trays & enclosures and sinks & splashbacks, and common reasons people get in touch are shrunken sealant along the back of a worktop and damp behind the bath or under the tray.

For a place like Harrapul, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

We stand behind the work with a one-year guarantee, so you are covered after we have gone.

The process

On the day, we start by going over the job with you, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. For a place like Harrapul, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

How to prepare

  • Mention any sign-in or site rules at work premises
  • For indoor joints, keep the area dry beforehand if you can
  • Keep children and pets away from the work area

Leave it or put it right?

The difference in a professional reseal is mostly what you don’t see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead won’t last. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

What bathroom resealing looks like in Harrapul

Harrapul is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Around Harrapul, as everywhere, bathroom resealing is only as good as the preparation behind it.

Quotes for bathroom resealing in Harrapul

You will get a clear quote before work begins. It takes into account:

  • The old material and how stubborn it is
  • How many areas need sealing
  • Whether there’s mould to deal with
  • Any working-time requirements on site

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk and we will talk you through it.

What we need to know

You do not need to know the technical terms. Just tell us:

  • How many joints, rooms or windows are involved
  • Any previous sealing or DIY work
  • The problem you’ve noticed
  • The type of property

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.

DIY sealant or a professional job?

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

What sealant work cannot fix

We’d rather tell you now than do work that won’t last, so these are the limits:

  • A tray or bath that is cracked through
  • A tray that rocks until it’s re-bedded
  • Tiles that have come away from the wall

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Wet rooms
  • Basins & vanity units
  • Kitchen worktops & upstands
  • Baths
  • Sinks & splashbacks
  • Shower trays & enclosures
