How we handle external mastic in Harrapul

We’re ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Some surfaces need a primer before sealing and we use one wherever it does. We are often asked to deal with joints pointed up with cement by mistake and weathered mastic that no longer stretches, on render & cladding joints, façade panels and brickwork movement joints.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard.

Whatever the size of the job, you get the same 12-month guarantee.

For landlords and businesses

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will give you a quote.

We work for letting agents and landlords as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What the job involves on each surface

Joints between dissimilar materials

Different materials may need different primers. We prepare both faces so the sealant bonds properly.

Concrete and blockwork

Concrete and block walls shrink as they dry and move with temperature. Their movement joints are sealed over backing rod with a flexible sealant.

FAQs for Harrapul

Is Harrapul in your area for external mastic?

Yes, Harrapul is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.

Do you cover smaller places like Harrapul?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

I’m a tenant. Can you help?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

Can you seal over the old sealant?

No, because it fails. The old sealant always comes out first, so the new sealant bonds properly.

What do you put in the joint?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Should I try DIY first?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

How long does external mastic last?

It depends on the exposure, the movement and the product. Treat it as a maintenance item and look at it yearly.

Where do you work from?

Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Honest limits

We will always be straight with you, so here’s what sealant cannot fix:

  • Structural movement, which needs a surveyor or engineer
  • Failed render or damaged cladding panels
  • Cutting new joints into brickwork, which is building work rather than sealant work

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.

Surfaces we seal

  • Render & cladding joints
  • Concrete & block
  • Joints between brick and frames
  • Brickwork movement joints
  • Copings & trims
  • Façade panels

What we do, step by step

On the day, we start by going over the job with you. We protect the surfaces around the joints before we start. The work usually takes a few hours to a few days, depending on the length of joint and the access. Outdoor work around Harrapul depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We start by checking each joint, agreeing the ones to redo and how we will reach them.
  2. The old mastic and anything lodged in the joint is removed.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Getting ready for the visit

  • Tell us about any water getting in
  • Mention any parking rules near the property
  • Clear the area around the work

Related advice

Leave it or put it right?

Mortar or ordinary filler might look like a quick way to close an open joint, but it stops the joint moving. The movement then cracks the brickwork or render nearby. A flexible sealant over backing rod is what the joint needs. In an older home around Harrapul, damp from a failed joint can get into timber and plaster.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

What external mastic looks like in Harrapul

Harrapul is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

Whether the job is in Harrapul itself or nearby, the right material for each joint matters as much as a neat finish. Around Harrapul, as everywhere, external mastic is only as good as the preparation behind it.

Aftercare tips

Simple care keeps the joints in good condition. Our advice:

  • Walk round the building once a year and look at the joints
  • Wash walls gently around the sealant
  • Keep soil, plants and ivy away from the joints
  • Show decorators and builders where the movement joints are

If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They should be kept open and resealed, not filled.

Water getting behind cladding or render can go unnoticed for a long time. When it finally shows inside, the joint may have been open for years, so it’s worth resealing at the first signs.
