Sand mastic in Harrapul

We renew sand mastic around sash windows and doors set in stone or brick. The old mastic is raked out, the joint is prepared and new mastic is shaped by hand. We work on sash and case windows, tenement windows and timber door frames, and common reasons people get in touch are gaps round a timber door in stone or brick and weathered mastic on the most exposed windows.

Outdoor sealant needs a dry surface, so window work around Harrapul is planned around the weather. Let us know about access to every frame, including any upstairs.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

How the visit works

There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the work takes a few hours per window, depending on the condition of the joints for a typical job. Outdoor work around Harrapul depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. Each surround is checked first.
  2. The joint is raked out and cleaned.
  3. We fill deep gaps so the new mastic isn’t too thick.
  4. We point the joint with sand mastic by hand.
  5. The finish is dressed neatly.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Move anything stored near the joints
  • Plan for the work area to be out of bounds to pets and children

What affects the quote in Harrapul

The price is agreed before any work begins. It takes into account:

  • Whether there’s mould to deal with
  • The product the joint needs
  • When we can work, for business premises
  • Access and height

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Whether it’s a home or a business
  • How we’d reach the joints
  • What’s wrong with the joints now
  • Where the property is

For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we will explain what’s involved and give you a clear price.

Harrapul questions

Is Harrapul within the area you cover?

Yes, Harrapul is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Does living near the coast affect sand mastic in Harrapul?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

What information do you need?

A short description and the location. We’ll ask anything else we need to know.

What exactly is sand mastic?

It’s a mix of sand and a linseed-oil-based binder. It’s built up in the joint by hand and finished to sit neatly against the masonry.

Is it worth trying it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

How much does sand mastic cost in Harrapul?

Size, access and the old material all affect the cost. Call for a quick quote.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.

Is it possible to paint over sand mastic?

Sand mastic is normally left unpainted, as guidance on traditional windows advises. Talk to us before any painting near it.

Why deal with it now?

New sash windows are a major, costly change, and in listed buildings it may need consent. If the frames are sound, renewing the mastic deals with gaps and draughts at the surround. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk and we’ll talk you through it.

Frames and glazing around Harrapul

Harrapul is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around older windows and doors, especially on the side facing the sea. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

Whether the job is in Harrapul itself or nearby, the right material for each joint matters as much as a neat finish. In and around Harrapul, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

Aftercare tips

Good habits help new joints last longer. Our tips:

  • Leave the new mastic unpainted
  • Check the mastic when you check the paintwork
  • Ask a joiner to look at soft timber first
  • Avoid patching sand mastic with silicone

When preparing windows for paint, take care around the mastic. It can be damaged by heavy scraping.

Crumbling mastic lets rain into the joint. It can soak into the frame and the surrounding masonry so early renewal protects both.

DIY versus a professional finish

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
