New build mastic in Harrapul

New build mastic in Harrapul, done properly

Our new-build work comes in two parts: plot mastic for developers, and putting right failed sealant for people who’ve bought a new home. Both get the same care over preparation. We work on kitchens, bathrooms & en suites and windows & doors, and common reasons people get in touch are beads laid onto grit and dust from the build and skirting joints opening in the first winter.

Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

A 12-month guarantee comes as standard, so you’re covered after we have gone.

Why act early in Harrapul

DIY kits do not solve the main problems with new-build sealant: grit, unprimed surfaces and old layers underneath. Proper removal and preparation are what make it last. In an older home around Harrapul, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and agree the price before starting.

The process

When we arrive, we start by going over the job with you, so you know exactly what we’re doing. Surfaces next to the work are protected before any work starts. Most jobs take a few hours in a single home. Outdoor work around Harrapul depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We look at why each joint failed, including any movement.
  2. Old sealant is cut out and the joints cleaned.
  3. We make sure the joints are dry and prime them if needed.
  4. Baths are filled with water, then the new sealant is applied.
  5. The finished joints are checked and the cure times given.

Advice

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Avoid scourers and strong chemicals on sealant
  • Follow the cure time we give you
  • Look at the sealant regularly in the first couple of years
  • Resist patching a failed seal with a tube from the DIY shop

Leave the sealant for the cure time we give you before showering or bathing. Silicone is generally left for about a day.

Report failed sealant to the builder while you are in the snagging period. After that, putting it right may fall to you, so raise it early.

When something else is needed

Before booking, it’s worth knowing the limits too:

  • Structural cracks in walls or ceilings
  • Baths and trays that move too much for sealant to cope with
  • Leaks from pipes, valves or wastes, which need a plumber

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.

DIY sealant or a professional job?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

What affects the cost of new build mastic

The quote reflects the job in front of us. We look at:

  • How many rooms, windows or areas are involved
  • Any mould that needs treating
  • Working hours on commercial sites
  • Which sealant suits the joint

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Helping us quote

To make quoting easier, please include:

  • How we’d reach the joints
  • A few pictures by email, if you can
  • The rough size of the job
  • Whether it’s a home or a business

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

FAQs for Harrapul

Will you come out to Harrapul?

Yes, Harrapul is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you cover Harrapul for new build mastic?

Yes. We work across all of Scotland, and Harrapul is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we’ll send you a clear quote.

Do you have insurance?

Yes. We are fully insured for domestic and commercial work.

How long does the job take?

Typically it takes anything from a few hours to several days, depending on the number of plots. Larger jobs naturally take longer, and we’ll tell you how long to expect.

Should I go to my builder first?

Start with the builder if you’re in the snagging or warranty period. Once that’s done, or if they will not put it right, we can reseal it properly.

Can you quote for more than one area?

Yes, and it often makes sense. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.

Should I wait before resealing?

Any seal that’s leaking should be redone right away. Cosmetic gaps can wait until the first year or two of movement has passed.

Do you hold any approvals?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
