New build mastic in Blackpark
New homes move as they dry out. Timber dries and shrinks, and baths and trays settle, so sealant that was laid quickly before handover often cracks. Typical jobs include internal frame sealant that has split and sealant applied over dusty or wet surfaces, across kitchens, show homes and windows & doors.
Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.
There’s a 12-month guarantee on every job, whatever its size.

Your questions about new build mastic in Blackpark
Will you come out to Blackpark?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do you cover Blackpark for new build mastic?
Yes. We work across all of Scotland, and Blackpark is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.
I rent my home. Can I book you?
We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.
Will you leave a mess?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
Why has my new-build shower seal failed already?
There are normally two causes: movement as the house dries and settles, and sealant laid onto dust without primer. A proper reseal deals with both.
Who should fix failed sealant in a new build?
If you’re still within the builder’s snagging or warranty period, report it to them first. If they’re slow or the fix does not last, we can help.
Can landlords and businesses book you?
Yes, regularly. Several properties can be quoted together.
How long before the joint can be used?
Cure times vary by product and the conditions. Before we leave, we will tell you the cure time.

What else we do in Blackpark
The process
A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take a few hours for most snagging lists, longer for a run of plots. Outside jobs in Blackpark need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We look at why each joint failed, including any movement.
- We remove the failed sealant and clean the joints.
- We make sure the joints are dry and prime them if needed.
- New sealant goes in, with baths filled first so they’re at their heaviest.
- We check every joint and leave you with the cure times.
Preparing for the visit
- Try not to wet indoor joints just before the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Move anything stored near the joints

How the job changes by surface
Show homes
We seal show-home bathrooms, kitchens and frames to a tidy standard. We will plan around viewing times.
Skirting and floors
As timber and screed dry, skirting and floors shift. We use a flexible product rather than caulk in a colour to suit.
Quotes for new build mastic in Blackpark
The price is agreed before any work begins. It’s based on:
- How much old sealant there is and how hard it is to remove
- Which sealant suits the joint
- When we can work, for business premises
- How easy the joints are to reach
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
Asking for a quote
To make quoting easier, let us know:
- How we’d reach the joints
- Photos by email, if that’s easy
- Where the property is
- Roughly how big the job is
For a quick quote, get us on the phone, or email us if that is easier. Describe what needs sealing and we will talk you through the work.
DIY versus a professional finish
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Joints and finishes in Blackpark homes
Blackpark is within about 1 mile of the coast. New homes near the sea put their outside mastic to work from day one, so any gaps are best picked up early. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.
Around Blackpark, as everywhere, new build mastic is only as good as the preparation behind it. For jobs in and around Blackpark, choosing the right material for each joint is as important as a tidy finish.

When it is not the sealant
A few problems are outside what sealant work can do:
- Disputes or warranty claims with your builder
- Settlement cracks that need a surveyor
- Cracked trays, tiles or worktops
If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before booking.

Looking after it afterwards
A little care helps the new joints last. Our advice:
- Don’t seal over failed sealant yourself
- Check bath and shower seals every few months as the house settles
- Avoid scourers and strong chemicals on sealant
- Wait for the cure time before using a resealed shower
Leave the sealant for the cure time we give you before showering or bathing. Silicone is usually left for about a day to cure enough for use.
Early snagging is easier snagging. Left alone, a small crack can become a leak over time.
