Bathroom & kitchen resealing in Blackpark, Highland
We cover Blackpark for bath, shower, basin, wet room, worktop and sink resealing. Old material cut out, joints cleaned and sealed neatly and a 12-month guarantee.
- Black mould in the silicone that won’t clean off
- Two layers of silicone, both failing
- Gaps between the worktop and the wall
The process
There is not much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. For a place like Blackpark, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, usually around 24 hours.
Preparing for the visit
- Try not to wet indoor joints just before the visit
- Mention any sign-in or site rules at work premises
- Mention any leaks or damp you’ve noticed

About our bathroom resealing in Blackpark
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Blackpark. We’re fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. We work on basins & vanity units, shower trays & enclosures and baths, and the jobs we see most are a reseal done over the top of the old bead and a messy, uneven bead from a previous reseal.
Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Should I try it myself first?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Aftercare tips
To keep the joints looking good and working properly:
- Wipe up water along the back of the worktop
- Squeegee the walls and tray after use
- Look for lifting corners and small gaps now and then
- Let new sealant cure fully before it gets wet
Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.
A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.
What affects the quote in Blackpark
Call for a quick quote. The main things that affect it are:
- The number of rooms or windows
- How much there is to do
- Whether there’s mould to deal with
- Whether old sealant or filler has to be cut out
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.
What to tell us for a quote
To help us quote quickly, let us know:
- Any previous sealing or DIY work
- If it’s domestic, commercial or a hotel
- Where the property is
- What the problem is, such as mould, gaps, leaks or cracking
Every job is quoted individually, so the first step is telling us about yours. Just email us at info@mrmastic.co.uk with the details and send pictures if you have them.

Yes, Blackpark is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.
Do you take out the old sealant first?
Yes. All of the old material is cut out and the joint cleaned before applying anything new.
What colours of sealant can you use?
White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.
I rent my home. Can I book you?
Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.
Can landlords and businesses book you?
Yes. As well as homeowners, we work for landlords, agents, businesses and hotels in Blackpark.
Is it OK to put new sealant on top of the old bead?
No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.
Is there any odour?
That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.
Blackpark homes and their sealant
Blackpark is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

We work for landlords and letting agents as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.
What happens if it’s left?
A quick bead over the top of the old one might look better for a while, but it can’t stick to what’s underneath. It lifts, traps water and grows mould behind it, so the next person has twice as much to remove. In an older home around Blackpark, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

Do you need bathroom resealing in Blackpark?
Plenty of failed sealant has been laid over the top of older sealant. New silicone won’t bond to old silicone, so it lifts, lets water in and traps mould underneath.
Any of these means the joints need attention:
- Sealant that has split, shrunk or peeled away
- Leaking joints on a shower screen
- Water getting behind the kitchen upstand
- Splits where the tray meets the wall
For jobs in and around Blackpark, choosing the right material for each joint is as important as a tidy finish.
Questions to ask before you book
- Which colour the sealant will be
- When the joint can take water or movement
- What insurance they hold
- Whether they seal over old material or remove it
