Our bathroom resealing service in IV41

A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. Common call-outs are for smears of silicone across the tiles and splits where the tray meets the wall, across kitchen worktops & upstands, basins & vanity units and sinks & splashbacks.

Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a morning or an afternoon for most single baths and showers, depending on how much there is to do.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Bathrooms and kitchens across IV41

Across IV41, from Kyleakin outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

We work across all of Scotland, from the cities to the islands, and IV41 is part of that. Longer journeys are planned in advance, and outdoor work around the weather.

Kyleakin: Around Kyleakin, as everywhere, bathroom resealing is only as good as the preparation behind it. Letting a property close to Kyle of Lochalsh station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Common problems we fix in IV41

Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, and a tray that isn’t fully bedded can rock. That movement works at the bead until it splits or peels away.

The most common problems we see are:

  • Water getting behind the kitchen upstand
  • Black mould in the silicone that won’t clean off
  • A bead that has pulled away from the tiles
  • Water escaping at the shower enclosure

Honest limits

We will not take on work that won’t last, so these are the limits:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Failed grout lines across the wall
  • Damage behind the tiles that needs a tiler

Why act early?

Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that is a far bigger job than a reseal.

What your quote should include

  • What insurance they hold
  • How the joint is cleaned and prepared
  • How the colour is chosen
  • The length of the guarantee

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Landlord and commercial work in IV41

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

If you manage several properties in or around IV41, several properties can be quoted together. Just tell us the addresses and what each one needs, and photos by email help.

IV41 questions

I’m a tenant. Can you help?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

Where do you work from?

Our base is Crawley. Our area covers South East England, London and Scotland.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us and we are fully insured.

Will you leave a mess?

No. The area is protected while we work and cleaned up afterwards.

My sealant has gone black. Can you sort it?

Yes. Once mould has grown into the silicone, it usually cannot be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

Do you guarantee your resealing?

Yes, for 12 months. Good ventilation and gentle cleaning help it last.
