Fire-rated sealant in Kyleakin, Highland
Our applicators work in Kyleakin on intumescent and fire-rated sealant around gaps, frames and service penetrations. Old material cut out, joints cleaned and sealed neatly.
- Holes left by a change of layout
- Unsealed gaps around fire door frames
- Joints picked up in a fire-stopping survey
Fire rated sealant in Kyleakin, done properly
In flats, HMOs, offices and schools, fire stopping is often disturbed by later work. One new cable or pipe can leave a gap that nobody goes back to seal. We seal them with a product tested for that kind of gap. Typical jobs include open gaps behind door architraves and holes left by a change of layout, across linear gaps, plasterboard & masonry and flats & HMOs.
For holiday lets, guest houses and community buildings in or near Kyleakin, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.
All our work is covered by our 12-month guarantee.

How it works
When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours for a handful of gaps, and longer for a whole building. Somewhere like Kyleakin may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start with the survey or action list, checking the size and surfaces of every gap.
- Anything that isn’t fit for the job comes out, and the gap is cleaned.
- We put in whatever backing or fill the product detail specifies.
- We apply the fire-rated or intumescent sealant to the specified depth and tool it.
- Locations and products are noted so you have them on file.
Preparing for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Keep pets and children clear of the area while we work
- Let us know if you’ve seen damp or leaks

Looking after it afterwards
Aftercare is simple, and it makes a real difference:
- Photograph sealed gaps before they’re covered up
- Allow for resealing whenever new services are run
- Look in service cupboards and ceiling voids from time to time
- Never patch a fire seal with standard sealant
Do not drill through or remove a fire seal without putting it back properly. New services through a sealed wall should include fire stopping in the plan.
Leave a fire-stopping gap open and smoke can move through the building much more easily. Closing it is normally a straightforward job.

What happens if it’s left?
An unsealed gap lets smoke and fire get round a wall that was built to hold them back. A proper seal lets the wall do its job again, and the sealing itself is often a contained piece of work. In a place like Kyleakin, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

What the job involves on each surface
Linear gaps
Gaps along the top of partitions are easy to miss above a ceiling. We work along the whole run leaving no stretch unsealed.
Masonry and concrete
Masonry is dusty and porous, so preparation matters. The gap is cleaned and backed where required before applying the sealant.
Work for landlords, hotels and businesses
Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll give you a quote.
What affects the quote in Kyleakin
We quote each job individually. This is what makes a difference:
- The size of the job
- Any working-time requirements on site
- Whether there’s mould to deal with
- How easy the joints are to reach
Doing several joints on one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.
Asking for a quote
When you contact us, these details help:
- If someone has resealed it before
- Roughly how big the job is
- How we’d reach the joints
- The problem you’ve noticed
Every job is quoted individually, so start by telling us what you need. Just send an email to info@mrmastic.co.uk with the details and send photos if you have them.
What sealant work cannot fix
New sealant cannot fix everything, and we’d rather say so up front. Sealant will not put right:
- Big openings where sealant alone is not the tested solution
- Issuing a fire rating or certificate for a building
- Fire doors that need new seals, closers or hardware
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

Kyleakin questions
Do Scottish building rules affect fire-rated sealant work in Kyleakin?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.
Is Kyleakin within the area you cover?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Will there be a smell?
Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.
Will it make a mess?
No. We work neatly, protect the area around the joints and tidy up afterwards.
Can new sealant go over the old?
No, it won’t last. It may look fine at first, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.
How long will you be here?
That depends on the amount of work, but as a guide it takes from a few hours to a few days, depending on the number of gaps and the access. We’ll give you a better idea when we quote.
Are you ARBOMaster approved?
Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
Can tenants book the work?
We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.
