Bathroom resealing in IV51: how it works

Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on shower trays & enclosures, basins & vanity units and wet rooms, and people most often call us about a messy, uneven bead from a previous reseal and water escaping at the shower enclosure.

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

Bathroom resealing across IV51: local notes

In IV51, bathroom resealing takes in flats, houses, rentals and businesses, in Portree, Uig and An t-Aodann Ban and well beyond. Wherever the job is, all the old material comes out before anything new goes in.

Scottish weather is hard on outside joints, especially in the wetter west, while generally soft water means less limescale indoors but no less mould. That shapes the choice of sealant for jobs across IV51. Parts of IV51 are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Walls facing the sea are usually the first to need attention.

Portree: Managing a site like Portree High School? Then we reseal washrooms and kitchens in schools and businesses as well as homes. In the older streets around St Columba's Episcopal Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Why deal with it now?

You do not need a new bathroom because the sealant looks bad. Replacing the joint is normally all it takes. If we find a deeper problem, you’ll hear it from us.

Questions to ask before booking

  • How much experience the applicator has
  • How the joint is cleaned and prepared
  • Is the old sealant removed completely?
  • What happens if the job turns out different

Signs you need bathroom resealing

Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation keep the silicone damp for hours, and mould that has grown into the silicone usually will not clean off.

The most common problems we see are:

  • Two layers of silicone, both failing
  • Damp behind the bath or under the tray
  • Failed sealant on the screen profile
  • Shrunken sealant along the back of a worktop

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Run the extractor fan during and after every shower
  • Let new sealant cure fully before it gets wet
  • Keep bottles off the sealant line
  • Look for lifting corners and small gaps now and then

Keep bottles and razors off the sealant line, as they hold water against it. Squeegeeing the walls and tray after use keeps water from sitting on the joint.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

How the job changes by surface

Baths

The long joint down the side of a bath is where most leaks start, especially under a shower. We finish it with a single, even bead of anti-fungal silicone.

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

What affects the quote in IV51

We quote each job individually. These are the things that affect it:

  • How easy the joints are to reach
  • Which sealant suits the joint
  • Any mould that needs treating
  • The number and length of the joints

What it costs depends on how much there is to do, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • The address or postcode of the job
  • Photos by email, if that’s easy
  • How we’d reach the joints
