Glass balustrade bases
Glass balustrades sit in a channel that’s often finished with sealant. When it fails, water can sit in the channel.
Glass-to-glass joints
Frameless glass corners and panels are joined with silicone. We renew it with a clear or matching glazing silicone.
How we handle glazing silicone in Portree
Sealant on glazing doesn’t last for ever. Sun, rain and movement wear it down and cracked joints let water in. Renewing it keeps glazing joints doing their job. If you’re dealing with mouldy sealant around glass panels and water tracking down the inner face of the glass, we can help, on glass-to-frame joints, rooflights and shower screens alike.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
Each job carries a 12-month guarantee, large or small.

The process
Before we leave, we go over the finished joints with you. The visit itself normally takes a few hours, depending on how many joints need doing, depending on the size of the job. For a place like Portree, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We find where water is getting in and check whether it’s a sealant joint.
- Old silicone is cut away from the glass and frame without scratching either.
- The glass and frame are cleaned and degreased.
- New glazing silicone goes in and is tooled to a neat finish.
- The finished joints are checked and, where it’s safe, tested with water.

DIY versus a professional finish
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
How to look after the new joints
Aftercare is simple:
- Avoid strong solvents on or near the sealant
- Keep conservatory gutters clear of leaves
- Don’t leave a drip for the next storm
- Stick to mild cleaners on glass
Squeegee a shower screen after each shower and keep the room ventilated. That slows mould growth on the bead.
If silicone on glass has cracked, water is already getting in. Renewing it early keeps it simple, compared with repairing damaged frames or plaster.
Landlord and commercial work in Portree
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Portree questions
Will you come out to Portree?
Yes, Portree is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Can you do glazing silicone in Portree?
Yes, Portree is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.
How long does glazing silicone take?
A typical job takes a few hours for most jobs, including preparation and clearing up. Your quote will say how long we expect yours to take.
I’m a tenant. Can you help?
Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.
Will there be a smell?
It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Why not top up the existing silicone?
Silicone doesn’t stick to silicone and water gets between the layers. We cut out the old sealant first.
Are you an approved applicator?
Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
Should I try DIY first?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
Portree homes and the weather
Portree is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on glazing joints and frame seals, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
Homes close to St Columba's Episcopal Church include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. For site and facilities teams at buildings such as Portree High School, the mastic around its windows and doors needs looking after like any other building’s.

Why it’s worth doing now in Portree
A quick bead over the old sealant might stop a drip for a while, but new silicone will not bond to old, and the leak generally returns. Cutting out and resealing properly lasts. In an older home around Portree, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
