Our bathroom resealing service in HS4
A bead that has gone black, split or come away is worth sorting before it lets water through. Just email us at info@mrmastic.co.uk with a photo of the joints, and we will give you a clear quote for bathroom resealing in HS4. Common call-outs are for a joint torn by a bath that flexes and new sealant laid over old sealant that is now lifting, across shower trays & enclosures, sinks & splashbacks and kitchen worktops & upstands.
A visit follows a simple pattern: we check the joints, protect the area around them, do the work and clear up. It normally takes two to three hours for a typical bath, depending on how much old sealant there is.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
What you’ll pay
Doing several joints on one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

Bathroom resealing across HS4: local notes
In HS4, bathroom resealing takes in flats, houses, rentals and businesses, from Sgalpaigh to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
Homes in Scotland come with their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. We work across Scotland, including HS4.
Sgalpaigh: For jobs in and around Sgalpaigh, choosing the right material for each joint is as important as a tidy finish. Around Sgalpaigh, as everywhere, bathroom resealing is only as good as the preparation behind it.
Quotes for bathroom resealing in HS4
We quote each job individually. These are the things that affect it:
- How many rooms, windows or areas are involved
- When we can work, for business premises
- The size of the job
- Which sealant suits the joint
We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote.
What to tell us for a quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- Where the property is
- What’s wrong with the joints now
- Photos by email, if that’s easy
- If it’s domestic, commercial or a hotel
For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we will talk you through the work.
For landlords and businesses
We also work for property managers and facilities teams in HS4 and across Na h-Eileanan Siar. Several sites can go on one quote, and we’re fully insured.
We work for landlords and letting agents as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.
Should I try it myself first?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Honest limits
To be straight with you, some problems need a different trade:
- Loose or hollow tiles, or failed tanking behind them
- Cracked or missing grout between tiles (that’s regrouting)
- A tray that rocks until it’s re-bedded
Surface by surface
Wet rooms
If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so a neat, continuous bead matters.
HS4 questions
Is it OK to put new sealant on top of the old bead?
No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.
Does someone need to be in?
That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.
Do you do kitchens as well as bathrooms?
Yes, often alongside a bathroom. Next to the sink we use a food-safe product where it’s needed.
Can you get rid of the black mould in my sealant?
Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.
Will the old sealant be removed?
Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Are you insured?
Yes. Full insurance covers our work.
What colours of sealant can you use?
White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.
