Sealant work in IV23

How bathroom resealing works in IV23

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across IV23. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. Typical jobs include two layers of silicone, both failing and sealant that has split, shrunk or peeled away, across sinks & splashbacks, kitchen worktops & upstands and basins & vanity units.

Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a morning or an afternoon for most single baths and showers.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

What you will pay

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and agree the price before starting.

It all starts with a short chat. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. When it suits you, drop us a line at info@mrmastic.co.uk.

Around Garve

Garve has its own railway station: Garve station. Open spaces near Garve include Loch Garve and Càrn na Dubh Choille.

Where we work in IV23

In IV23, bathroom resealing takes in flats, houses, rentals and businesses, in Garve and Lochluichart and well beyond. Wherever the job is, all the old material comes out before anything new goes in.

We work across all of Scotland, from the cities to the islands, and IV23 is part of that. Longer journeys are planned in advance, and outdoor work around the weather.

Garve: Letting a property close to Garve station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. In and around Garve, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Why act early?

Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that is a far bigger job than a reseal.

What your quote should include

  • What insurance they hold
  • The length of the guarantee
  • When the joint can take water or movement
  • Which colour the sealant will be

What affects the cost of bathroom resealing

Your quote is based on your job. We take into account:

  • Working hours on commercial sites
  • How many rooms, windows or areas are involved
  • The type of sealant required
  • Whether old sealant or filler has to be cut out

The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

Helping us quote

To make quoting easier, let us know:

  • The address or postcode of the job
  • Whether it has been sealed before
  • What the problem is, such as mould, gaps, leaks or cracking
  • The rough size of the job

For bathroom resealing in IV23, email us at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and you’ll get a clear quote before work begins.

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Clean with a mild bathroom cleaner and a soft cloth
  • Keep scourers and sharp tools away from the bead
  • Do not leave water standing on kitchen joints
  • Wait for the cure time we give you

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

How the job changes by surface

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. We reseal it along with the base of the enclosure, sealing the side the enclosure’s instructions call for.

Baths

Acrylic baths flex the most, while steel and cast iron baths move less but still settle when full. Loading the bath with water before sealing allows for it.

Questions from IV23

Can mouldy silicone be sorted out?

Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

Do you work in IV23?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes IV23.

Do I have to be there?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

What colours of sealant can you use?

White and clear are the most common choices, but other colours can be used to suit tiles and worktops. Tell us what you’d like when you get in touch.

Is it messy?

No. The area is protected while we work and cleaned up afterwards.

Do you reseal kitchen worktops and sinks too?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.

Can you work on commercial sites?

Yes. Larger jobs can be planned room by room or area by area.
