Bathroom & kitchen resealing in Garve, Highland
Our applicators work in Garve on bath, shower, basin, wet room, worktop and sink resealing. Old sealant removed completely, joints prepared properly.
- Water getting behind the bath panel
- A messy, uneven bead from a previous reseal
- Shrunken sealant along the back of a worktop
About our bathroom resealing in Garve
A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. If you have two layers of silicone, both failing and lumpy, uneven sealant from a DIY attempt, we can put it right, whatever the surface.
In and around a place like Garve, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

What information do you need?
A short description and the location. We will ask anything else we need to know.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.
Should I try DIY first?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Can mouldy silicone be sorted out?
Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Good ventilation helps keep it away.
Bathroom resealing around Garve
In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
Around Garve, as everywhere, bathroom resealing is only as good as the preparation behind it.

Signs you need bathroom resealing in Garve
Black mould is behind a lot of resealing. Bathrooms without good ventilation give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.
The problems people usually mention when they call include:
- Water getting behind the bath panel
- Black mould in the silicone that won’t clean off
- A messy, uneven bead from a previous reseal
- Shrunken sealant along the back of a worktop
For landlords with property near Garve station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
Questions to ask before you book
- Whether you can choose the colour
- Whether they’re fully insured
- How the joint is cleaned and prepared
- What product goes in the joint
Different surfaces, different methods
Wet rooms
In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.
Shower trays & enclosures
If a tray moves underfoot, new silicone won’t last. Movement is checked before anything is resealed, and tell you if it needs re-bedding first.
How we quote for bathroom resealing
Jobs vary more than people expect. What affects the quote:
- Whether old sealant or filler has to be cut out
- The product the joint needs
- Whether the work is at height
- Mould in or behind the old joints
What you pay reflects the work, not guesswork. That’s why we ask a few questions first and send you a clear quote before we start.
What to tell us for a quote
Photos by email are helpful but not essential. Please mention:
- Any previous sealing or DIY work
- How we’d reach the joints
- The address or postcode of the job
- The problem you’ve noticed
Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we’ll talk you through the work and give you a clear price.
Why act early in Garve
Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect, and it’s harder to put right later. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.
Why book with us
- Domestic, commercial and hotel work
- We leave the area clean and tidy
- Fully insured
- White, clear, grey or another colour, product permitting
Landlord and commercial work in Garve
Housing providers, facilities teams and property managers book us too in Garve and across Highland. Several sites can go on one quote, and we are fully insured for the work.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

The process
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen and we leave things clean and tidy. Around Garve, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We cover the area around the joints we are working on.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
How to prepare
- Let us know about parking restrictions
- Keep pets and children clear of the area while we work
- For business premises, tell us about site rules or sign-in
How to get a quote
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is. Whenever you’re ready, send an email to info@mrmastic.co.uk.
Advice
DIY sealant or a professional job?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
