How we handle bathroom resealing in Lochluichart

It isn’t only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. Typical jobs include smears of silicone across the tiles and failed sealant on the screen profile, on kitchen worktops & upstands, baths and sinks & splashbacks.

For a place like Lochluichart, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Honest limits

A few problems are outside what sealant work can do:

  • Tiles that have come away from the wall
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A bath or tray that moves because it is not properly supported

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

What we seal

  • Sinks & splashbacks
  • Basins & vanity units
  • Baths
  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Wet rooms

Surface by surface

Baths

Baths move more than any other fitting, so it’s filled with water before the bead goes on. That way the joint is laid with the bath at its heaviest.

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Corners behind basins are where mould tends to start, and we treat it exactly as we would a bath.

Common problems we fix in Lochluichart

Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone cannot grip the old bead underneath, so it lifts, lets water in and traps mould underneath.

Look out for these signs:

  • Cracked, shrunken or lifting silicone
  • A joint torn by a bath that flexes
  • Mouldy sealant that has gone black
  • Leaking joints on a shower screen

Letting a property close to Lochluichart station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What your quote should include

  • When the joint can take water or movement
  • Whether they’re fully insured
  • Whether the sealant suits the joint
  • Is VAT in the price?

Our hiring checklist

Bathroom resealing around Lochluichart

In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

If you live in an older home near Lochluichart Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.

The process

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, carry out the job and clear up. It normally takes half a day or less for one room, longer when the kitchen is included. Around Lochluichart, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, usually around 24 hours.

Preparing for the visit

  • Plan for the work area to be out of bounds to pets and children
  • On commercial sites, let us know about site rules
  • Mention any leaks or damp you’ve noticed

Why deal with it now?

You do not need a new bathroom because the sealant looks bad. A new bead often brings the whole room back. If we find a deeper problem, you’ll hear it from us. Around Lochluichart, water from a failed joint in an older stone home can soak into timber and plaster.

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Check the joints every few months for splits or lifting
  • Do not let bottles sit on the bead
  • Don’t leave water standing on kitchen joints
  • Wipe the sealant dry after showering

Keep bottles and razors off the sealant line, as they hold water against it. A quick squeegee after showering helps the joint dry.

There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.
