About our fire rated sealant in Lochluichart

A gap around a door frame, a linear joint at the head of a wall and a hole round a pipe are each sealed differently. Measuring the gap and checking what it’s made of comes first, then the sealant goes in to the depth the product’s details set. Common call-outs are for unsealed gaps where pipes and cables go through a wall and gaps where walls meet ceilings or slabs, across linear gaps, door frames and flats & HMOs.

If you look after holiday lets, a guest house or a community building in or near Lochluichart, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.

All of our work is guaranteed for twelve months.

Should I try it myself first?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.

When it is not the sealant

A few problems are outside what sealant work can do:

  • Walls or floors that weren’t built to resist fire
  • Big openings where sealant alone isn’t the tested solution
  • Deciding what fire stopping a building needs

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Surfaces we seal

  • Door frames
  • Linear gaps
  • Service penetrations
  • Flats & HMOs
  • Plasterboard & masonry
  • Pipe & cable gaps

Surface by surface

Linear gaps

Some linear gaps have to cope with movement as well as fire. The product and depth are chosen to suit both.

Plasterboard walls

Service holes in plasterboard are often rough and oversized. Where a hole is bigger than the sealant’s tested range, it needs another approach.

What affects the cost of fire rated sealant

Some jobs are bigger than they look, and some smaller. The main factors:

  • Whether there’s mould to deal with
  • The size of the job
  • Which sealant suits the joint
  • Whether old sealant or filler has to be cut out

A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Asking for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Where the job is, and your postcode
  • What’s wrong with the joints now
  • The rough size of the job
  • If it’s domestic, commercial or a hotel

To get a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You will have a clear quote before work begins.

Leave it or put it right?

For some gaps, sealant isn’t the right answer and another system is needed. Big openings, bundles of cables and plastic pipes may need batts, collars or wraps instead. If a gap isn’t suitable for sealant, we will tell you. In an older home around Lochluichart, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

The cost depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before any work starts.

The process

On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes anything from a few hours to several days, depending on how many gaps there are from start to finish. Outdoor work around Lochluichart depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. Anything that is not fit for the job comes out, and the gap is cleaned.
  3. Backing or fill is fitted where the product’s tested detail calls for it.
  4. Fire-rated or intumescent sealant is applied to the right depth and tooled.
  5. Locations and products are noted so you have them on file.

Getting ready for the visit

  • Tell us if parking is tricky
  • Tell us about any water getting in
  • Try not to wet indoor joints just before the visit

Are the rules for fire-rated sealant different in Scotland?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Where do you work from?

Our base is Crawley. Our area covers South East England, London and Scotland.

Can I do it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Do you do fire sealant around door frames?

Yes. We seal the gap between the frame and the wall with a suitable fire-rated product following the tested details. The door leaf and its hardware need a door specialist.

What’s the difference between intumescent and fire-rated sealant?

Intumescent means it swells when heated. It’s one type of fire-rated sealant; which product suits depends on the gap, the substrate and the service.

Do I need to be at home?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

Do you take on fire stopping in schools and offices?

Yes. We work in flats, HMOs, schools, offices and other commercial buildings, including occupied ones. We agree access and the order of work with you first.

When to call us in Lochluichart

Sometimes the wrong product was used from the start: ordinary expanding foam, standard silicone or decorators’ caulk in a place that needed a tested fire seal. It looks sealed, but it is not fire-rated.

The problems people generally mention when they call include:

  • Old fire sealant that has split or come away
  • Fire stopping disturbed by later work
  • Holes left by a change of layout
  • Door frames with gaps between frame and wall

If you let a flat or house near Lochluichart station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.
